Time to check in on real estate activity west of the Shinnecock Canal. It appears to still be skipping along. In fact, here is an interesting indication: The folks at Douglas Elliman informed us that earlier this month the firm listed 27 Park Circle in Quogue on a Friday for $1,050,000, had an open house that Sunday, received an offer by the end of the day, and contracts were signed on Wednesday. Now that’s fast!

Down on the ocean in Westhampton Beach, 611 Dune Road has been purchased by a limited liability company for $6.7 million, according to the Long Island Real Estate Report. The 5,069-square-foot residence on an even 1 acre has six bedrooms, six full bathrooms, and two half-baths. A big plus is 100 feet of Atlantic frontage. The first floor offers an open floor plan with vaulted foyer with custom woodworking, gourmet kitchen, living room, dining room, half bath, and two guest bedrooms, both with en-suite bathrooms. The second floor offers both bay and ocean views, three guest bedrooms with en-suite baths, and a master suite complete with full bath and oceanside balcony. Outside are manicured grounds, multiple sitting/deck areas, and oceanside pool.

In tiny Quiogue, 9 Hobart Lane has sold, also to an LLC, for precisely $5 million. The 6,000-square-foot manse on 1.3 acres has seven bedrooms and eight baths. We don’t know much else about this property other than the single-family residence was built in 2006.

Back to Quogue: The U.S. Bank is the new owner of 33 Ogden Lane, after putting down $4.4 million. The 6,000-square-foot dwelling on 1.1 acres has five bedrooms and 5.5 baths. The 225 feet of bulkheading and a boat slip can accommodate a large boat on Quogue’s grand canal and there is easy access to the ocean. This home features a gourmet kitchen, breakfast nook, large great room with stone fireplace, billiard room, library or office, greenhouse, gym, large master bedroom suite with balcony that overlooks the canal and ocean as well as a guesthouse, screened-in porches, and a pool with brick patio surrounded by lush gardens.

One more to mention, and that is 42 Exchange Place in Westhampton Beach, bought by Adam and Ronnit Palley for $3.8 million. The 6,300-square-foot house has 7 bedrooms and 6.5 baths. Bay views are available from this private cul-de-sac home. The living room with cathedral ceiling overlooks the bay, the media room also has a water view, there is a screened-in porch, and a chef’s kitchen with top-of-the-line stainless appliances, 15-foot center island, and dining area plus formal dining room overlooking the saltwater pool. Outside are slate surround, a community floating dock, a play yard, and, we’re told, “gentle bay breezes.”

Tips for Avoiding Rental Scams

Rental scams are pervasive, targeting both those seeking permanent housing and those seeking a quick getaway or seasonal lease. To help prospective tenants avoid falling prey to scams, the New York Department of State’s Division of Consumer Protection is calling attention to common rental scams. The main takeaway is this: Avoid sending money for rental properties without first verifying the legitimacy of the listing.
