Big Sales Recorded In Quogue, East Quogue

The west-of-the-canal neighbors Quogue and East Quogue don’t get the attention they deserve, especially lately, when there has been more real estate activity on the radar. Let’s make up for that with a look at recent transactions.

We don’t have details about 436 Montauk Highway in East Quogue other than the structure there is just 1,500 square feet with three bedrooms and one bath. So why did the property sell, according to the Long Island Real Estate Report, for a whopping $6.2 million? Because it sits on a total 33.1-acre parcel. Look for it to enter the development/subdivision process, if it has not already.

Similar things can be said for 11 Penniman Point Road in Quogue. The house on it is 4,545 square feet with three bedrooms and three baths. The sale price of $4.5 million (purchased by a limited liability company) is mostly because the property is 5.11 acres—and having a fireplace and a pool don’t hurt either.

You can always count on Dune Road for a few big-ticket transactions. Debra and Mark Hirschberg are the new owners of 19 Dune Road in Quogue, after paying $3.53 million. The 4,414-square-foot residence on 1 acre has five bedrooms and five baths. Upon entering, one finds an open floor plan that leads to the deck with a pool. The owners can entertain on the deck and watch the beautiful sunset every night—except when it’s cloudy, of course. The property also has 121 feet of bulkhead.

And a ways down is 27 Dune Road in East Quogue, which has just been purchased by an LLC for $3.36 million. “What could be better than a cottage on the ocean?” we’re asked. The answer: “How about two cottages on the ocean?” This oceanfront property offers two houses on one lot with endless possibilities. Both homes were renovated in 2008 and feature decks to take in the ocean and bay views. The cottage next to the ocean offers two bedrooms, a loft, 1.5 baths, a galley kitchen, a living room, and a dining area. The cottage closer to the bay offers the same but with three bedrooms and two full baths. Property includes an outdoor shower and a hot tub. The total property is 0.86 acre with 75 feet of oceanfront and unobstructed bay views.
