Tiny Villages, Huge Sales

They may be small, but two of the tiniest villages in the Town of Southampton can at times produce some of the biggest sales. Sagaponack, for example, is routinely in the top five richest zip codes in the country. One example of why is the recent sale of 164 Town Line Road, which went for $11.5 million to a buyer shielded by a limited liability company.

The 6,800-square-foot residence on 0.7 acre has six bedrooms and 6.5 baths. North Haven is no slouch either in the eight-figure sales field, as evidenced by the sale of 18 Bay View Court (also to an LLC) for $10 million.

The 6,100-square-foot residence on a generous 2.6 acres has six bedrooms and 5.5 baths and sits on a bluff with bay views and 250 feet of water frontage. It is suggested that the new owner can “entertain effortlessly” with a large gourmet kitchen, formal dining room, and media room. The large master suite has a private waterview balcony and fireplace. The property is within a gated community with mooring rights for a boat, a private beach, dock, and tennis.
