If you’re the founder of a fashion brand, you don’t want to wear a witch’s hat, do you? Of course not—but you might want to live in one.

That turns out to be true for Pamela Bell, whose big break was being an original partner at Kate Spade and more recently founded Prinkshop. She has purchased, for $1.8 million, 265 Mill Pond Lane in Water Mill. Because of several architectural features, the Victorian-style manse is known as “Witch’s Hat.” The residence is 3,259 square feet with four bedrooms and four baths. Features include a wraparound porch, an open parlor, a fireplace in the living room, a sunroom, a gourmet kitchen, and a master suite with a private porch and views over Mill Pond. Outside, there’s a pool cabana, a double-height pool house with French doors, and a pool. There is probably a broom in the closet.

Ginger Thoerner of Compass represented the seller, and Brian Hagadorn of Douglas Elliman represented the buyer.

This was not, by far, the biggest recent buy in the hamlet. That distinction goes to 1341 Flying Point Road, bought by a limited liability company for $9.97 million. The 3,500-square-foot house on 0.93 acre has four bedrooms and three baths. Sitting atop a dune and protected by a steel bulkhead, the renovated oceanfront home boasts views of both the Atlantic Ocean and Mecox Bay from every room. There is an open living room with oversized fireplace, a dining area, and a gourmet kitchen all of which open up to expansive decks facing the ocean. This ultimate beach escape has 189 feet of ocean frontage, an outdoor shower, and an office or fifth bedroom.

We don’t know much about it, but one more Water Mill transaction to mention is 97 Wild Goose Lane, which has sold for an even $4 million. The residence is rather modest at 1,848 square feet with three bedrooms and two baths, but it sits on a healthy 1.5 acres, offering myriad expansion opportunities.
