Sag Harbor continues to be the village of choice for many recent purchasers. We don’t yet know who the buyer is, but the folks at Douglas Elliman tell us that a closing was held just this past month for 31 Howard Street, which sold for an even $5 million.

The 3,500-square-foot house on 0.35 acre has four bedrooms and 3.5 baths. “Combining historical rooms with open-floor contemporary living spaces,” we’re informed, this is “an elegant yet comfortable home that effortlessly leads to different outdoor rooms, hosts a large pool and pool house,” and has a garage. There are two separate living rooms, one modern with a large fireplace, the other a historic room; a formal dining room; breakfast banquet and chef’s kitchen as well as an outdoor lounge and mud room. The top level consists of a master suite, bathroom, and dressing room and two bedrooms with high ceilings. Those two rooms share a large bathroom. Outside can be found specimen trees, espaliers, hornbeam trees, and a hedge of hollies. As always, an advantage to Howard Street is it’s a short walk to the downtown area.

Another house numbered 31 has just sold, this one on Hampton Street. Purchased for $3.3 million, this 4,500-square-foot residence on 0.3 acre has four bedrooms and five baths. It is a totally renovated “Captain’s” house originally built in 1840 that now has three floors of living space, plus porches, a garden, and an in-ground pool.

We want to give a nod to Sag Harbor’s neighbor the Village of North Haven. There, Elizabeth T. Davy is the new owner of 9 West Drive. The 5,100-square-foot manse on 0.74 acre has five bedrooms and 6.5 baths and was purchased for $3.1 million. The open floor plan has a top-of-the-line Bakes & Kropp kitchen with convection steam oven and double dishwashers. All the bedrooms and baths have radiant heating and there is an office and den. The finished lower level has an option to convert two additional rooms for sleeping. Outside there is a heated freshwater pool, Jacuzzi with waterfall, and a cabana. The landscaped grounds have an herb cutting garden and walls of mature plantings. The private neighborhood beach and Shelter Island Ferry are down the street and, of course, the excitement of Sag Harbor is five minutes away.

One more item to mention: The sale of the oldies radio station WLNG and its property at 23 Redwood Road has been completed, with the final tally being $3.2 million, a good piece of change in any musical era.
