Big Hamptons Real Estate Sales: No Good Deed Goes Unpublished

Though the high end of the Hamptons real estate market is said to have gone cold, a number of sales recorded recently buck the trend.

While none enters 10-digit territory, the sales prices are nothing to sneeze at: The top of the list is an $8.25 million sale in North Sea. Polizzotto Family Trust sold 1763 Noyac Road to a buyer whose identity is shielded by a limited liability company, according to The Real Estate Report Inc.

It is unclear how 1763 Noyac Road fetched such a high price—the listing asked for half that amount, $4.1 million, for a 3.4-acre lot fronting Great Peconic Bay, with a three-bedroom, 2.5-bath home.

If the price doubled in a bidding war, that would be quite astonishing—so it’s best to assume less exciting reasons explain the final sales price.

However, the home does boast water views from both the living and dining areas and one of the downstairs guest bathrooms, a “large retro-style gourmet kitchen,” and a wraparound porch. On the grounds is a two-car garage, heated gunite pool and steps down to the bay.

Catherine Kennedy has taken 22 Davids Lane in East Hampton Village off the hands of Andrew Richardson for $6.3 million. Located south of the highway, the home, with 5,500 square feet of living space, has the five bedrooms, two full bathrooms and two half-baths.

The large eat-in kitchen has an open dining area, fireplace, Viking appliances, and an adjacent dining patio with two barbecues. The living room and separate den both have French doors to the patio. The first-floor junior en-suite bedroom has a porch.

For $6.17 million, Regina and Peter Kanter are the new owners of 15 Green Tree Court in Amagansett, which was represented by James Keogh, Justin Agnello and Hara Kang of Douglas Elliman. The 6,500-square-foot home by Bridgehampton architect Kevin O’Sullivan on 2.1 acres is surrounded by the 189-acre Silver Beach Preserve.

The open floor plan and floor-to-ceiling Fleetwood glass sliding doors with access to the courtyard encourage indoor-outdoor living. The courtyard offers a stainless grilling station, a gas pizza oven and a fireplace, and the property also boasts a 58-foot infinity edge gunite pool with a 14-foot waterfall and in-water lounge.

Back indoors, the first floor features a foyer, a formal living room, a dining room, a library, and two en-suite bedrooms with Ipe wood terraces.
