Seems like we just finished reporting on robust real estate activity in the Village of East Hampton when we have to turn around and head back there again.

A transaction making news is the completion of the sale of 132 Apaquogue Road, which some people recognize as the updated, 1896 Grey Gardens carriage house. The buyer—a limited liability company—paid $8.5 million for the 3,516-square-foot residence on 1.1 acres with ocean and reserve views just steps away from Georgica Beach. The 30-foot wainscotted carriage room has a 10-foot ceiling, a fireplace and French doors to a shaded terrace. Other amenities include a tiled garden and dining room, an oversized family room with water-view balconies, fully hedged grounds with a heated pool and a detached two-car garage.

By the way, the seller is listed as the Robinson Grover Trust. Mr. Grover was a teacher and patron of the arts who died in April 2015 at the age of 79. He had been born in Connecticut and his father, Allen, was a journalist who became vice president of Time Inc. The Grey Gardens carriage house had been in the Grover family since 1962. Among his many pursuits, Mr. Grover was a member of the East Hampton Beach Preservation Society and the Bridgehampton Chamber Music Festival.

Also recently changing hands in the village was 58 Jericho Road. After paying $7.2 million, the new owner—another LLC—has a 7,270-square-foot manse with seven bedrooms and eight baths on 0.93 acre near Georgica Beach.

“Upon opening the oversized front door, the formal living room’s two-story window sets the stage, illuminating not only the space but showcasing the careful thought and precise execution that went into each detail of the home’s construction,” said Saunders & Associates, which was the listing brokerage. Special features include a mirror-edge pool with spa, a theater with 120-inch projection screen and a fireplace in the master suite.

While we’re in that same neighborhood, we’ll mention 284 Georgica Road, which Kathryn Sutherland has purchased for $5.1 million. What is special about the 4,936-square-foot house with six bedrooms and 6.5 baths is that it sits on a generous 2.25 acres and has deeded access to Jones Creek. The dwelling offers a two-story living room with a fireplace, a dining room, a finished lower level with radiant heat and a media room, as well as a geothermal climate system that was recently installed for efficiency. A large outdoor deck with BBQ station and a heated swimming pool adds entertainment space to the picture. The property is adjacent to a 16-acre reserve area with views facing west of the open fields.

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
