Two major subdivisions planned for East Quogue

Developers floated two different ideas for two major subdivisions in East Quogue before the Southampton Town Planning Board on November 20.

The first subdivision is a modified plan for a 111-lot subdivision on Lewis Road that received preliminary approval in 2005. That subdivision, known as The Hills at Southampton, was planned for seven parcels of land totalling 430 acres on the northeast side of Lewis Road, just east of Spinney Road.

The project, proposed by East Quogue Partners, is on a mixture of lots that are in 2-, 3- and 5-acre zoning, but Southampton Town is considering upzoning the entire area to 5-acre zoning.

The Southampton Town Board scheduled a public hearing on the proposed upzoning for Tuesday, November 25.

Because of the potential change, the developers submitted an alternative plan that would conform to the updated zoning.

The new plan calls for 82 house lots clustered to the south and central portion of the property. A 263.5-acre section of the property would be dedicated to Southampton Town. The project would also include 15.4 acres of open space and 7.4 acres of parks and would be divided into six separate neighborhoods.

Though the initial plan called for a meeting house, gym, playhouse, shop, community garden and village green near the entrance to the property, Town Planner Matthew Briones, who is handling the application, said that the new plan is just a “yield plan” outlining the number of lots that can be created, and does not include details about the amenities.

The Planning Board assumed lead agency status in a State Environmental Quality Review Act review of the project and will coordinate that review with the Suffolk County Health Department and the New York State Department of Environmental Conservation.

New links plan

After a plan for an 18-hole golf course known as The Links at Southampton was stalled for more than two years by the East Quogue moratorium, developer Wayne Steck has proposed a 49-lot subdivision for the same piece of property, which is on the north side of Lewis Road not far from the Hills at Southampton site.

The moratorium expired on August 11.

The subdivision will be known as The Links at East Quogue, though Town Planner Matthew Briones said that the current proposal is just for houses, not for a golf course.

The 146-acre property would have a cluster of house lots averaging 1.5 acres and would include 72 acres of open space.

The Planning Board deemed the application complete on November 20 and will continue to review the project in the upcoming weeks.
