Hampton Bays condo complex secures final approval

Developers can now begin work on a 24-unit condominium complex planned for the site of a motel on Foster Avenue in Hampton Bays after the Southampton Town Planning Board approved a 
site plan for the project on November 20.

The development, called Ponquogue Manor, will be constructed on the site of the Allen’s Acres Resort Motel, a 10-building complex of fading pastel pink buildings that was recently the site of a suspicious fire. The motel’s owner, Michael Ullian, said the shuttered motel attracts teenagers who frequently congregate there.

Mr. Ullian plans to replace the motel with six buildings that will have brown shingles and white trim, with a copper roof and fieldstone chimneys throughout the project. The 24 condos will range in size from 900 to 1,600 square feet and will sell at prices beginning around $675,000.

The project backs up to a canal that empties into Shinnecock Bay, and much of the delay in the approval process, which has taken roughly two years, has been due to differing opinions about what to do with an existing bulkhead.

The New York State Department of Environmental Conservation has been at odds with the Southampton Town Trustees over the bulkheading, which was designed in such a way that fill behind it is constantly being washed out to sea. The final site plan incorporates “biologs,” which are logs made of biodegradeable coconut fibers in which native vegetation is planted, in order to help the plants take hold and secure the soil behind the bulkhead.

The board voted unanimously to approve the application.

Convenience Store

The owner of the Citgo gas station at the corner of Snake Hollow Road and Montauk Highway in Bridgehampton also received Planning Board approval on November 20 to add a 1,200-square-foot convenience store to the site.

The store will be part of a two-story, 3,648-square-foot building that will include an office on the second floor and a basement. The site currently houses a 1,200-square-foot garage that has a small office in it.

The property is owned by Albert McCoy, who has said that he plans to lease the gas station to one of the major gasoline retail chains. The building is designed to look similar to existing Hess stations in Water Mill and Wainscott.

Affordable Housing

Also on November 20, the Planning Board heard a proposal from attorney David Gilmartin Jr. and John Sirkin for a new affordable housing complex on Sandy Hollow Road in Tuckahoe.

The project is currently before the Southampton Town Board, which plans to re-zone a 2.81-acre property at 161 Sandy Hollow Road that will be called the Sandy Hollow Cove Residential Planned Development District.

The project will consist of 16 two-bedroom apartments in four buildings. The apartments would average 1,150 square feet in size and would be owned by the residents in the same manner as a condominium. According to Mr. Sirkin, eight of the units would sell for $160,000 each, four would sell for $210,000 and four would be priced at $260,000.

None of the units would be available as rentals and the homeowners would be selected through a lottery, with emergency first responders receiving first consideration for some of the units. Though members of the Planning Board questioned the legality of giving first responders priority, Mr. Sirkin said private developers are allowed to maintain such preferences.

Members of the Planning Board said they would like to make the project more accessible to public transportation, perhaps by installing a bus shelter along an existing bus route that goes past the proposed development. They also said they would like to see a playground incorporated into the design and would like the buildings to be oriented to take advantage of solar energy. Other members of the board said they would like dormers incorporated into the design to break up the expansive roof lines.

The Planning Board will make its official recommendations to the Town Board at its next meeting scheduled for December 4.

Just how many new houses and condos are the town going to let be built in Tuckahoe and Shinnecock Hills? Our schools are bursting already and we are going to have the new condos on County Road 39 and now these 16 (on just two acres?) and the new hones on the Guillo site.
And down the road from me, the town bought several acres for affordable housing for millions of dollars. We cant handle a cumulative of 80 or 100 new houses/condos all here in this one area.

i do agree with you but this complex is in Ponquogue about 20/25 min away from shinnecock hills and in another school district too.

I was referring to the last topic in the article. The housing on Sandy Hollow Road.

I think the whole idea is not good. Sandy Hollow already has alot of traffick and now we will have more. When these units are "sold" as individual units who is going to take care of the place? WIll they have HOA's or will they just sit and become dumps?? This type of overdevelopement is not a good idea and is not a good gateway in to the area and the idea of a lottery for first repsonders sounds good but I think is to selective and discriminates against others who need housing like single moms, ...more
