Hampton Bays Property Manager Sentenced To 60 Days In Jail Over Rental Law Violations

A Hampton Bays property manager who was convicted this spring of renting out apartments across Southampton Town without proper permits was sent to jail this week for violating the municipality’s rental laws.

Robert Mazzone was sentenced on November 1 to 60 days in the Suffolk County Jail in Riverside and ordered to pay more than $22,000 in fines, according to town officials. On June 20, he was convicted in Town Justice Court of failing to secure rental permits for eight properties that he manages, they said.

Mr. Mazzone, who had an office at Hampton Sales and Rentals Corp on East Montauk Highway in Hampton Bays, acted as a property manager for a number of “substandard” homes spanning from East Quogue to Southampton Village, according to a press release issued by Connie Conway, Town Supervisor Jay Schneiderman’s chief of staff. The former real estate agent had refused to comply with the town’s rental law, which officials noted is intended to protect renters.

It was not clear as of this week why the town prosecuted Mr. Mazzone instead of the property owners.

Steven Troyd, who heads the town’s new Department of Public Safety and Emergency Preparedness, and was hired specifically to revamp the town’s code enforcement efforts, said he was pushing to keep making similar arrests to ensure that people are living in safe housing conditions.

“It is imperative that landlords understand the public safety reasons behind the rental law, and why it is so important that they comply with it,” Mr. Troyd said in a press release. “If they fail or refuse to do so, then they will face significant penalties. The Town of Southampton will continue to prosecute and to seek incarceration for those that choose to place people in unsafe conditions for a profit.”
