Unique Dune Road Home Sells for $13 Million In Quogue

A home on Dune Road sold on August 4 for “just under the asking price” of $13.9 million, according to the broker who controlled the listing. The house is called “Hi-dune” for its elevation and enhanced visibility over the other lowlier houses on the road. At 28/29 Dune Road, it was built in 1971 and designed by noted East End architect Jay Sears, who was convicted of possession of child pornography late last year.

Aside from the criminality of its architect, “Hi-dune” is unique in its own ways—it is the only property on Dune Road in Quogue with structures on the ocean and bay side. The main house on the ocean side has 150 feet of beach frontage and just across the road the secondary structure has 200 feet of bulkhead on Quogue Canal. The property also has two separate guest houses in addition to the primary and secondary houses. “All the structures on the property are legal, but this house could never be built under current zoning laws,” said Marcia Altman, the broker on the deal. The sale is the highest ever recorded for Brown Harris Stevens in the west-of-the-canal market.

A few doors down at 20 Dune Road, soap opera star Susan Lucci recently listed her house for $20 million. Judging by this sale, that price will likely come down.
