Perhaps the small village in the northeast corner of the Town of Southampton thought it could slip below our real-estate radar—but we have been paying attention. A recent spate of sales caught our fancy.

A limited liability company called Bay Partners is the new owner of 59 Mashomuck Drive after spending $5.7 million. On a 1.7-acre parcel—which includes 144 feet of water frontage—is a 3,540-square-foot dwelling with five bedrooms and 3.5 baths. Inside are a great room, den, custom kitchen, first-floor master suite, second-floor master suite, three guest bedrooms, and a partially finished full basement, plus a one-car garage. A fine outdoor feature is an unobstructed view of fields and woods in every direction.

Also changing hands in North Haven is 24 Barclay Drive, which Caroline Martuscello purchased for $5.5 million. The 10,000-square-foot manse on 1.76 acres has six bedrooms and 8.5 baths and is in the waterfront enclave of West Banks. The property, we’re told, features “lush specimen gardens infusing color, a heated over-sized pool and spa, a full outdoor entertainment kitchen all surrounded by gorgeous sand stone patio tiles, majestic landscaping, and many sun drenched lounge areas.” The interior features a light-filled parlor entry with double-height ceilings, mahogany floors throughout, the en-suite bedrooms including two master suites, with full marble baths and radiant heated floors, various guest wings, and staff quarters. The open floor plan spans the living room, formal dining room, and library all with coffered ceilings, wood-paneled built-in entertainment areas, and three fireplaces. A designer chef’s kitchen with 4-inch marble-topped counters and center island, and butler’s pantry opens into a informal dining area. The lower entertainment level features a full custom mahogany bar and billiards, a 1,200-bottle wine cellar, a 12-seat theater, and a professional gym.

An LLC is the new owner of 15 Ezekills Hollow, having paid $3.3 million. The 5,091-square-foot residence has five bedrooms and five baths and is on 1.84 acres. Amenities include three fireplaces, eat-in kitchen, separate nanny’s quarters, study, pool, water views, and an expansive outdoor area for entertaining, plus a two-car garage. There is a private nature walk to the beach, and for exercise there are two tennis courts and a basketball court, just in time for the beginning of the NBA season.
