Workforce Housing Lottery Opens For Pair Of Tuckahoe Homes

A lottery to win the opportunity to buy one of two available affordable homes in Tuckahoe, called “Tuckahoe Woods,” is now open to qualified first-time home buyers in Southampton Town.

Each of the homes—one is located at 409 Moses Lane, the other at 269 Magee Street—will feature three bedrooms, two bathrooms and a full basement, according to Diana Weir, town’s the director of housing and community development.

The homes are being sold for $332,400 each, or at least half their estimated market value, Ms. Weir said.

Applications to enter the lottery should be submitted to the Long Island Housing Partnership by Wednesday, February 28, and are available on the town’s website at southamptontownny.gov/housinglottery.

Applications should be submitted with a non-refundable $50 check made payable and delivered to Long Island Housing Partnership Inc, 180 Oser Avenue, Suite 880, Hauppauge, NY 11788, Attention: Tuckahoe Woods Affordable Housing Program.

Ms. Weir said she is excited that the homes—built by a partnership between John Guildo, owner of North Island Contracting in Rocky Point, and the Southampton Business Alliance Housing Initiative Corporation on land donated by the town—are going to be ready for families to move in during the spring. “They are beautiful,” she said of the houses.

Qualified buyers—those who have not owned a house, property, or shares of a home or property in the past three years—must meet income limitations set by the U.S. Department of Housing and Urban Development. The household income cannot exceed $93,000 per year if only one person is living at the house, or $164,850 for a household of seven.

The lottery drawing will be held on Thursday, March 15, at 2 p.m. in Southampton Town Hall.

Restrictions placed on the sales will prevent the future owners from turning around and flipping the houses for a profit, according to town officials. But the buyers will be able to begin building equity rather than renting.
