East Hampton Indoor Tennis owner Scott Rubenstein has proposed building a new bowling alley and miniature golf course on his Daniels Hole Road property.

Mr. Rubenstein’s plans, which will be aired for the first time tonight, October 21, before the Town Planning Board, also include expanded indoor tennis facilities and an arcade, sports bar and three bocce ball courts inside the new bowling alley building.

The existing inflated tennis “bubble” would be razed to make way for the 10-lane bowling alley, bar and arcade and bocce courts.

A new four-court bubble, which has already been approved by the Planning Board, would be constructed atop four existing outdoor tennis courts. The other 16 existing outdoor tennis courts would remain uncovered.

The existing soccer and softball field would be converted into the miniature golf course and an additional parking area, and a man-made pond adjacent the bowling alley building.

Overall, the plans would increase the parking lot from 235 spaces to 328 spaces.

Mr. Rubenstein said that the expansion plans would not result in any additional clearing of his 24-acre property and that all the construction would take place on parts of the property that were already in use as part of the facility.

“We’re at the boundaries of what we can and can’t do, so anything new we want to do, we’re doing on the areas that have clearing and buildings on them already,” he said. “We’d love to do more … but we respect the zoning. Without that, everyone would clear every tree and build on every inch of their land and it would change the community we live in.”
