Two Eight-Figure Transactions Reported Recently On South Fork

It’s been a while—by Hamptons standards—between eight-figure sales in the area, but now we’ve been saved from such late-summer doldrums by two transactions on the South Fork.

In Sagaponack, 138 Seascape Lane was just sold by Christian and Marie Nagel for $16,850,000. The original ask was $19,995,000, so, see, bargains can be had at every level. The buyer’s identity is shielded by Seascape Carey LLC. It traces back to an office in Albany; there is a real estate development and investment company called the Carey Group that has offices in Manhattan and Albany.

“On a crushed seashell driveway sits the crown jewel of one of the most private waterfront streets in Sagaponack,” we’re told about the property. Designed by Stelle Lomont Rouhani Architects, the residence has views of the Atlantic and of what remains of Sagaponack farmland, on 2 acres. There are actually two structures—the main house has 6 bedrooms and 6 baths, and there is a detached pool house with a full kitchen, bathroom, and what is dubbed a “bonus room.” And, of course, there is an in-ground swimming pool.

The other eight-figure sale is 33 Mecox Lane in Water Mill. Artz Holdings LLC took it off the hands of Jaquin P. Fink for $12,750,000. The two-story, 7,132-square-foot dwelling also has 6 bedrooms and 6 baths and is on 2.4 acres. One of the more appealing features is a “west wing” study with a fireplace, powder room, wet bar (guess not much studying gets done), and leading to a casual dining room that opens up to a patio. This home has an in-ground pool, too, but curiously, no basement.

Hamptons Rental Market Remains Alive and Well

To paraphrase Mark Twain, reports of the demise of the Hamptons summer-rental market are greatly exaggerated. “Any hint that the Hamptons rental market is anything but robust is completely wrong,” said Corcoran associate broker Gary DePersia in East Hampton. An interesting dynamic is stirring in the Hamptons vacation-rental market. Although there has been an unprecedented rise in short-term rentals and the aftershocks of the COVID-19 pandemic linger, it has been a bumper crop year for Wall Street, interest rates have remained steady and a new breed of demanding customer is emerging. Despite it all, the Hamptons vacation-rental market remains as ... 19 Jun 2025 by Joseph Finora
