It has been a while since we caught up with the hamlets of Water Mill and Wainscott, partly because real estate activity has been quiet there during the depth of winter. Lately, though, there have been a few signs of life.

One of them is the sale of 6 Two Trees Lane in what the Suffolk County records lists as Water Mill, but it could be Bridgehampton. In any case, a limited liability company has purchased the property for $7.2 million, according to the Long Island Real Estate Report. The 5,564-square-foot residence on 1.9 acres has six bedrooms and 6.5 baths. It can be found on a private cul-de-sac within the Two Trees equestrian estate. The residence features an open kitchen with a large center island constructed with Glassos countertops throughout, a junior master and master bath, butler’s pantry, formal dining room, living room with custom built-ins, family room with custom shelving. And the bedrooms have 6-inch white oak rift and quartered flooring. Other amenities are a radiant-heated three-car garage, geothermal heating and cooling, and three interior fireplaces and one exterior fireplace. Outside, amid the beautifully manicured grounds, there is a heated pool, spa, poolhouse, and tennis court.

Water Mill (for sure this time) saw the sale of 4 Diamon Court to Emily and Eugene Moloo for $3.1 million. The 5,300-square-foot home on 0.81 acre has six bedrooms and seven baths. The interior has a living room with fireplace that leads to an enclosed sunroom, gourmet eat-in kitchen with a large island, formal dining room, den, and a first-floor master suite with French doors leading out to the lawn and heated pool. The second floor has two en-suite bedrooms, a master suite with fireplace, and a finished bonus room. The lower level has been finished with an area to watch TV, a bedroom, and a full bath. The exterior features a covered patio and outdoor shower.

To the east in Wainscott, Scott Baxter is the new owner of 12 Glen Oak Court, after plunking down $3.8 million, according to the Long Island Real Estate Report. The sprawling one-story stucco residence surrounds the pool, patios, gardens, outdoor kitchen, and dining area. The living room offers a Dale Chihuly-style glass sculpture above the fireplace. The dining room has a built in burl wood banquet and matching custom round burl wood dining table seating 10. In addition to the seated counter area in the kitchen, there is a separate breakfast room. The library is a cozier area for reading and television, also offering a fireplace. The master bedroom encompasses the Dakota Jackson custom bed with his and hers closets and glass block and marble bath. Each guest room has a private bath and there are two half-baths as well. The cabana has a full bath and the finished lower level offers two bedrooms, living room, and a full marble bathroom. Two laundry rooms, one on each level, and a two-car garage complete the compound.
