Southampton Town Seeking Landlords For Rental Housing Program

The article specifically addresses the misinformed and lack of knowledge of the HCV program, which by reading the comments, is not attempting to be understood by some. The homes that are "run down" and poorly maintained are not Southampton Vouchered units. I asked, and Westhampton’s Air Force Base only has 5 vouchers through the Town. The alternatives are usually illegally rented apartments managed by uncaring landlords. There are other agencies that exist that also provide subsidized housing within Southampton, without the oversight of unit conditions and proper screening of quality tenants. 98% of vouchered tenants do not violate the program since they get inspected and screened annually; and if they do, they MUST be prosecuted. If you live next to a unit that's violating the system, report it. No program is perfect, which is why there should be an outreach on how to make it better. Don’t fall into the trap of focusing on past program issues, and not look for reasonable resolutions for improvement. Based on your comments, the Town is inspecting above HUD standards. That tells me they don’t want run down homes and apartments that create a negative impact to the community, what’s wrong with that? The program has been around for years and is not going anywhere, so criticism ok, if constructive. I pray someday none of you ever require assisted living, but if you do, I pray you never have to be addressed as a cart pushing burden to the community. Dig-guy... You seem to have the same misunderstanding I did not too long ago. The Town and the Housing Authority are two separate entities. The housing Authority is not a department of the Town. The Housing Authority 's inspectors are HUD trained. Town ordinance requires a rental permit , which involves an entirely different inspector. The article specifically said the Housing Authority agrees with you, and feels it's an issue. I've also have rental units, and it was a headache. Payments were delayed, repairs were unreasonable at times. If we speak to the Town and get them to eliminate the additional steps (rental permit process), maybe things can get better. I'd rather look for a solution rather then cry about the problems. Do you see what people say about our housing units under section 8. Seems like we also have a responsibility of upkeep too. Sandy Hollow Affordable Housing Lawsuit Dismissed By State Supreme Court Justice

We defend "as of right" developing by citing that the authors of our zoning codes did so for a purpose, and that standard should be strictly followed. However, we conveniently overlook that the same authors made provisions for modifications in existing zoning for workforce housing. If the defense stands for one, it must qualify for the other.

Second, if the zoning is modified and specified that ALL tenants qualify under a certain income parameter, it can't be altered. (meaning no section 8, not that all people that participate on the section 8 program are "undesirable" people)

To say our Teachers, Hospital staff, Town Employees, Law Abiding Village and Town friends and family that Labor in our shops and stores will make this development ( or any other project similar to this) a slum is egregious and misleading. It's a shame our communities have this "not Here" (I would say not in my back yard but people get so defensive) mindset for our children and friends that were not fortunate to inherit their homes, or unable to purchase a home At This Time.

It would be interesting to see how many of the most out spoken agitators were actually born in this area, but moved in and have become a benefit to there new communities, using talents and skill to make a difference. Now you stand with a billboard of intolerance shouting, "we don't want you here".
How about this, lets build a wall, a great big wall, and lets protect our communities for those that don't deserve to be here. OH and we can get Riverhead and Brookhaven to pay for it. Seems to be the current tone of our nation. Sad.

As for the mean spirited people, I read where the community was rude and interrupting the developer while he was attempting to explain the development. Adjectives surfacing like slum, that garbage, ghetto, section 8, and welfare. No, not mean spirited at all.

Facts: The approved Sandy Hollow income qualifications is between 60% Area Median Income (AMI) to 80% AMI. Section 8 income limits are below 50% AMI.

Let me slow things down for you, because you obviously did not read my comments. Section is BELOW 50% Median Income. Sandy Hollow is ABOVE 60% Median Income. Simple math tells you that the person receiving section 8 would not qualify. If the person on section wishes to apply anyway, the application has to be received, reviewed, and turned down. Secondly, you obviously didn't read the post from Oct 15 because it doesn't say a single word about Sandy Hollow being Section 8. Sorry Cat. Don't work for developer or know him. I know the ED and have had hours discussing this, Sandy Hollow, Lottery Development, Section 8, etc.. I've been encouraging him to speak up for some time, because I believe that the list of accomplishments within what ever short time he's worked with the Town is commendable. How about this, go ahead and ask the poor elderly widow to take a loan on her home and frame out a section of her house to become a landlord for the first time to a 22 your old man that she finds out parties all hours of the night after the fact. How about the young family barely making it, goes through the process of framing out the accessary unit and the building department determines in the middle of construction that he needs to put another $25,000 in to the home to bring it up to code. Better yet, why don't you become the first person. Its funny how immediately everyone has become the "affordable housing expert" because they don't want to see a complex in their community.
As for given up amenity, I heard about the gestapo tactics, threatening people to boycott their business if they show any support, or taking over CAC and Civics (or creating one) because the members don't share your views. Calling HUD and other agencies to "try" and discredit a good man's hard work. That's why I'm responding. I'm the face of workforce housing.
