Wild West: Seven-Figure Sales Stack Up West Of The Shinnecock Canal

It’s been a bit wild west of the Shinnecock Canal, with sales figures rivaling those of its eastern neighbors. This could reflect less inventory at a certain price level east of the canal, or more buyers realizing it’s the same Atlantic Ocean no matter which side you’re on.

Normally quiet Quogue recently saw a property change hands for $7,525,000, according to Suffolk County records. (Oddly, the agency lists the sale price as $5,650,000.) Michael and Eileen Stern purchased 86 Dune Road in the village. The 5,000-square-foot home has 5 bedrooms and 6.5 baths, and there is a spacious garage. Inside the residence are soaring ceilings, open spaces, coral floors, and a grand fireplace, and outside are excellent ocean views.

A tad to the west, in the Village of Westhampton Beach, 37 Exchange Place was purchased by Daniel and Vivian Bernstein for $6,400,000. The home is set on nearly 3 acres with 365 feet of water frontage. The renovated residence, originally constructed in 1981, offers 7,600 square feet of open floor plan, and the exterior boasts a dock, tennis court, in-ground swimming pool and a hot tub, and a waterside guest cottage.

Another recent sale in that very same village was 24 Stacy Drive, which went to a limited liability company for $4,200,000. Built in 1991 on 1.49 acres, the dwelling is 7,200 square feet and has 7 bedrooms and 8 baths. The property has 150 feet of bulkheaded waterfront with two docks and a jet ski ramp, as well as a tennis court, a 50-foot saltwater pool, a cabana, and a three-car garage.
