No need to doctor up this deed—a shade under $10 million was just paid for the Benton Plaza at 365 County Road 39A in Southampton, which since its construction has been a medical office building.

The specific price paid by 1695 Realty LLC is $9,800,000. The company that purchased the 2.2-acre property is headed by Robert Rankell, a real estate investor and developer based in Syosset. The seller, Laub Realty, is based in Scarsdale. The building offers 21,000 square feet, with much of that devoted to health-related practices.

The Benton Plaza was not the only big-ticket Southampton sale reported last week. The other one is a residential property—140 Duck Pond Lane, which went for $8,500,000. This is a privately hedged 1.8-acre setting on a peaceful cul-de-sac lane in Southampton Village near the ocean. Currently existing on the property is a 3,452-square-foot mansard-style 4 bedroom, 4.5-bath principal residence with 2-car detached garage, heated Gunite pool, pool house and tennis court. The residence was built in 1980 and, we’re told, is ripe for renovation.

The sellers are Emilia and Imrich Kallan. The latter, who uses Henry as his first name, is president of the Library Hotel Collection. He certainly worked his way up the hospitality industry. He started out as a busboy at the Gotham Hotel, and later returned to that establishment as the general manager. In between, he worked at The Pierre, Delmonico’s, and Loews Summit Hotel. The chain he now runs has six boutique hotels including the Casablanca Hotel on West 43rd Street in Manhattan.
