More Robust Sales Activity In Water Mill

Just when we thought it was safe not to write again for a while about real estate in Water Mill, there is another burst of robust activity. Lately in the Southampton Town hamlet, $4 million gets the transaction only a little more than a footnote.

Leading the pack in this report is 374 Cobb Road, which was purchased by Allison and Roopesh Shah for $8.15 million. On 1.35 acres, the 7,705-square-foot residence boasts eight bedrooms and 9.5 baths. The house features three levels of living space, plus a gated entrance, a 44-foot in-ground pool with spa and waterfall, a 1,200-square-foot pool house with guest quarters, a sunken tennis court, an outdoor entertaining area with fireplace, luxe landscaping, and more. Inside, there are multiple fireplaces, en-suite bedrooms, a chef's kitchen, a billiard room, a library music room, and a formal dining room with butlery. The home's lower level houses a gym, a media area/playroom, a guest suite and staff quarters. Additionally, the manse is equipped with an elevator, Crestron system controls and a geothermal HVAC system partially powered by solar panels.

Next up is 108 Osprey Way, which a limited liability company picked up for $7.3 million. The 1.1-acre property is home to a 9,300-square-foot abode with eight bedrooms and 10 baths. There are few details available, but the skimpy yet breathless realtor copy by Douglas Elliman is worth quoting: “Custom built for the current owners, this lavish, elegant, and drop-dead gorgeous south traditional estate is a new breed of Hamptons home that pushes the luxury living envelope to another level.” So does the prose!

We have more intel on 94 Tanager Lane, also purchased by an LLC, this one for $5.05 million. On a hair under 2 acres is a 5,300-square-foot house with five bedrooms and seven baths. There are multiple open living spaces with a floor-to-ceiling glass design. The grounds include an in-ground pool, a tennis court and well-maintained gardens.

Achieving above-footnote status is 593 Flying Point Road, which yet another LLC bought for $4.95 million. On 1.5 acres, with views of Burnett’s Creek, is a residence of 3,200 square feet with seven bedrooms and three baths. There is a new heated pool, a 2-car detached garage and a three-bedroom guest cottage. As appealing as this place sounds, we suspect that with the size of the existing house plus the size of the property plus location could equal a possible renovation and expansion in the not-too-distant future.
