If only Eli Wilner were asking for a million more! The famous international frame dealer has put his 36-acre oceanfront estate on the market for $48 million—leaving him a mere $500,000 short of the asking price for Tick Hall, the most expensive ask in all of Montauk (and, perhaps, the Town of East Hampton).
As 27east reported last month, Tick Hall, the nearly 20 acres of lush Montauk green, owned by the author and former talk show host Dick Cavett, initially went up for sale with a $62 million price tag. However, there were no takers. So the price for the 7,000-square-foot, three-story residence was reduced to its present $48.5 million. Whoever buys it will also be purchasing a piece of Montauk history. The Tick Hall original structure was built in 1882 and was part of a grouping of houses in the Montauk Association designed for financier Alexander E. Orr by the architectural firm McKim, Mead & White. And, presumably, “Cavett’s Cove,” as the owner has often called it, will be given a new nickname.
The Wilner manse at 42 Old Montauk Highway—also reduced, but just a tad, from a shade under $50 million to $48 million—is adjacent to Tick Hall. It includes five bedrooms, five baths, four fireplaces, a winding wood staircase, floor-to-ceiling windows, a movie theater and an elevator. The expansive grounds include a dock and a 2-acre pond. The most appealing feature, other than the 36 acres full of very special views, is the 400 feet of ocean frontage.

Another Montauk property to mention is 6 Birch Drive, which was just purchased by a limited liability company for $5.4 million. The 6,900-square-foot residence on 1 acre has six bedrooms, five baths, and two half-baths. Set high on a hill overlooking the ocean, the house features Brazilian walnut floors, two fireplaces, and an open-plan chef’s kitchen and entertaining room. The south-facing rear of the home opens to a large outdoor deck with dining and lounging areas before stepping down to the pool. There is a fully finished lower level with rec room, office, laundry, and guest bedroom. By the way, the building lot next door is available, in the hamlet’s Hither Hills neighborhood.
