The west side of the Shinnecock Canal has enjoyed a bevy of buying and selling recently, especially on Dune Road. By far the biggest purchase was 65 Dune Road in East Quogue, whose new owner, Stacia McKnight, paid $13.5 million. Sure, that is a lot of money, but the original ask was in excess of $18 million.
Described as the “ultimate beach house” (it better be, for that dough), the 9,300-square-foot manse on 1.32 oceanfront acres has eight bedrooms and 10 baths on four levels. In addition to offering spectacular views from rooftop terraces, the property boasts an 80-foot-by-30-foot great room inside, and on the outside is a heated saltwater pool elevated 28 feet above the surrounding dunes. Ms. McKnight might be rooting for the New York Giants to have a good season so she doesn’t have a grumpy neighbor—according to published accounts, Eli Manning lives next door.
Another transaction on Dune Road was #10 in the Village of Westhampton Beach, sold to a limited liability company for $5.1 million. The 3,800-square-foot residence on Quantuck Bay has five bedrooms and four baths. An appealing amenity is a heated pool on the bay side of the house. And another is an expansive deck for warm-weather relaxing.
Diana Newman and Isaac Corre are now residents of that same village after buying 307 Dune Road for $5 million. The 2,700-square-foot home on 0.85 acre has four bedrooms and four baths and is, of course, right on the ocean.
Truth be told, Dune Road did not hog up all the recent west-of-canal real estate action. Another handsome sale was 88 Quogue Street in Quogue, purchased by Alison and Christopher Brown for an even $4 million. The 5,000-square-foot house on 1.38 acres has a private backyard with heated saltwater pool. We’re told that the “five fireplaces create cozy spots for whomever fills any of the five guest rooms.” The master suite has its own fireplace, custom closets, and a sun-drenched bathroom (though not at night, we hope). The large wine cellar and pantries support entertaining at every level. The house also has wood floors throughout.
We have to think a lot of haggling went into the purchase (by an LLC) of 22 Inlet Road West in Hampton Bays because the final sale price was $3,876,329. Poised for an expansion and renovation, especially with 1.35 acres to play with, the 1,277-square-foot residence at present has three bedrooms and one bath. Interesting to note that when the property last sold seven years ago, the price was an even $500,000.
