Touchstone is a golden beet that matures in 55 days with uniform round and smooth roots that are orange with a dazzling golden vivid interior. The sweet flesh was noticeably better than other gulden’s in field trials. COURTESY NGB

People here may be fearing snow but south-of-the-highway eight-figure sales remain summer hot, as evidenced by two recent and robust transactions.
In Sagaponack, 134 Narrow Lane East has been sold to a buyer hiding behind a limited liability company for just a shade under $12 million. The property is actually a 10-building luxury farm compound featuring a brand-new 7,304-square-foot, four-bedroom main house, a lifted and fully renovated 2,611-square-foot, two-bedroom 1920s farmhouse, a two-car barn-style garage with an apartment and sunken terrace with hot tub below, and five restored, original barns spread across almost 3 acres adjacent to the Wölffer Estate. The restored barns offer modern functionality with a nod to an agrarian past. The “Tavern on the Green,” a former farm workshop, has a black interior color scheme, fireplace, and bar with kegerator and double draft beer tap tower. The renovated potato barn has a groom’s lounge with full bath, loft sitting area, and three horse stalls. The adjacent handmade, heavy timber, mortise-and-tenon run-in barn and paddocks with Amish wood fencing add to the equestrian infrastructure for potentially stabling horses on the property. The acre of soil ringing the compound could be used for any sort of planting or recreation from hobby farming to winemaking. Flanking the heated saltwater pool is the pool house built from the restored Marconi Barn and the restored 1940s farm-to-table dining barn. The pool house, with powder bath and HVAC, is built from the original Marconi wireless telegraph station that opened on Sagg Main Beach in 1902 and directed rescue traffic from the Titanic. As for living spaces, the compound has a total of seven en-suite bedrooms in the main house, farmhouse, and terrace apartment suite.
The folks at Douglas Elliman have announced that 1341 Flying Point Road in Water Mill has gone into contract, with the last ask reported to be an even $10 million. The 3,500-square-foot residence on 0.93 acre has four bedrooms and three baths. Sitting atop a dune and protected by a steel bulkhead, the newly renovated oceanfront home boasts views of both the Atlantic Ocean and Mecox Bay from every room, including 180-degree ocean views. There is an open living room with oversized fireplace, dining area, and a gourmet kitchen, all which open up to expansive decks. The property has 189 feet of ocean frontage, an oversized enclosed outdoor shower, and a newly installed oceanside dipping pool/hot tub.
