Perhaps buyer and sellers in Sagaponack saw the recent report about the zip codes in the nation with the highest median sales prices and were peeved that the village was the runner-up. An effort to make it No. 1 could explain yet another burst of real estate activity.
Of three new transactions in Sagaponack to report, the highest price paid was $8.2 million for 36 Sagg Pond Court, purchased by the Striano Family Trust. The residence, at an even 5,000 square feet, has five bedrooms and 6.5 baths and is on 1.31 acres. “Upon entering through the front gates,” we're informed, you will be surrounded by manicured lawns, gardens, and lush landscaping. Inside, there is a dazzling, open, light-filled great room with a double-height ceiling, wood-burning fireplace, and a formal dining area, all overlooking the Misty Rose stone patio" and in-ground pool. Also on the first floor is a den with fireplace (or potential junior master suite), foyer, chef's kitchen, pantry, breakfast room, mudroom, laundry, full bath, powder room, and an attached three-car garage. The second floor boasts a master suite with balcony and four separate guest suites, complete with their own balconies, plus a large deck with ocean views. Outside there are multiple covered porches and decks, a gazebo, and a sunken all-weather tennis court.
Coming in a close second in our report this week is the $7,583,000 paid by a limited liability company for 59 Sandune Court. The 4,650-square-foot house on 0.9 acre has five bedrooms, five full bathrooms, and two half-baths. With a deeded access path to Sagg Main Beach, this shingled traditional offers panoramic views of the Atlantic, Sagg Pond, and the adjacent farm with reserve. Hedged and landscaped, the property features a heated pool, outdoor shower, pergola, and terraces and balconies. The second floor has a well-appointed gourmet kitchen, formal dining room, living room and sitting room with fireplaces, and two en-suite bedrooms that open onto a terrace. On the main level, the library with fireplace opens to the pool area via French doors. The master suite has a covered porch overlooking the pool, walk-in closets, and spacious bath with steam shower. Two en-suite guest bedrooms, laundry room, and two-car garage complete the main level.
And the third transaction to share with you readers is the purchase of 70 Fairfield Pond Lane, by another LLC, for $6.5 million. The dwelling on 1.4 acres has six bedrooms and 3.5 baths. The exterior offers a pool, tennis court, and a shower. The interior features an eat-in kitchen, formal dining room, media room, and an office to go with the bedrooms and baths. One other cool amenity: a basketball court, just in case Blake Griffin stops by.
