Checking in on recent residential real estate sales in the Town of East Hampton outside of the village boundaries, two stand out.

Madelyn Simon and Steven Sanders sold 247 Kings Point Road in Springs to Virginia G. DeSimone for an even $4 million, according to The Real Estate Report Inc.

Located at the northern tip of Springs on Gardiners Bay, the modern home built in 2016 on 0.78 acre is 5,000 square feet with five en-suite bedrooms with glass-enclosed balconies, six full bathrooms and one partial bathroom.

Architects Barnes and Coy designed this residence with soaring ceilings, walls of glass and an open floor plan.

A floating glass staircase in the double-height glass foyer leads to the second floor, where the master suite is in a separate wing with a fireplace. The master bath has a steam shower and a three-zone chromatherapy soaking tub.

The Italian kitchen by Poliform has state-of-the-art double appliances, quartz countertops, custom cabinetry and ample prep and serving space.

The finished basement has a separate entrance and could accommodate a theater, gym or studio.

The grounds feature a gunite pool, a private staircase to the bay and a viewing platform. Moments away, a private beach and marina is available exclusively to residents.

It had been listed for $4.5 million. Kathy Konzet had the listing for Sotheby’s.

Just north of East Hampton Village, 120 Oakview Highway sold for $2.28 million. The sellers were Jhonson Gutama and Rosa Pacho and the buyers were Eliza and Pierre Ravelle-Chapuis.

Listed with George Fontanals of Brown Harris Stevens for $2.5 million, the shingled traditional on 1.6 acres is 4,600 square feet with five bedrooms and three wood-burning fireplaces. It was built in 2017.

The kitchen has Bakes & Kropp custom cabinets. The dining room and living room are separated by a gas fireplace. A master suite, powder room, laundry room and mudroom complete the first floor. Two guest rooms, a full bathroom and a terrace overlooking the gunite pool and pool house are upstairs. The two-car garage has a private bedroom above. The basement is finished.
