A hot market in East Hampton has ignored the cold temperatures with a plethora of recent high-end purchases in and around the village.

Coming in at $8.15 million is 84 Egypt Lane, bought by a limited liability company. The 5,360-square-foot residence on 1.2 acres has six bedrooms and 6.5 baths. There are three levels of living space with a separate guest house. In the main house, an entry hall welcomes one to both the living room and a den warmed by fireplaces, a formal dining room with fireplace, an adjacent covered porch, and a country kitchen with butler’s pantry, banquet seating, and a separate breakfast room with fireplace overlooking the grounds. A mud room, two powder rooms, potting shed, and two-car garage complete the first floor. Upstairs, the second and third floors play host to the master bedroom with fireplace as well as five additional bedrooms suites. Extensive patios fan out to include a covered sitting area from where one can look out at the lawn, two-story guest house and the heated pool with pergola-covered lounging area.

Another transaction, this one outside East Hampton Village, was 130 Bull Path, also bought by an LLC, for $7.9 million. There is plenty of space outside, on 3.25 acres, and inside, with 9,500 square feet that includes six bedrooms and 6.5 baths. The manse is located at the top of a hillside. From the street, the exterior profile is horizontal and unobtrusive. Upon entering, the house opens up to expansive views of the surrounding grounds and tucked-away tennis court. Vistas of the landscape are framed by windows and the wings of the house. Living, dining, and kitchen areas of the house are flanked on either side by a one-bedroom wing and guest-bedroom suite. Floor-to-ceiling glass and double-height spaces accentuate the verticality of the landscaping. A sunken library offers space for reading and quiet contemplation. On the upper level, the master bedroom opens onto an exterior terrace that looks out over the tree canopy. On the lower level, there is a spa, game room, media room, gym, and wine room. Exterior materials include Italian stone cladding and glass windows and doors framed in black anthracite zinc. Horizontal roof planes extend beyond the building envelope, creating covered spaces for exterior living and entertaining at all times of the year.

To the south, 178 Further Lane was bought by another LLC, this one for $7.25 million. On 1.03 acres, the 6,400-square-foot residence has five bedrooms and six baths. Enter from a classic front porch to a double-height foyer that leads to open flowing living areas with multiple French doors to the private grounds. The formal dining room lies between the living room with fireplace and a well-equipped eat-in kitchen that features stone flooring, sparkling white countertops, and high-end stainless-steel appliances. Open wide the French doors to merge indoor entertaining space with the expansive covered bluestone patio with multiple skylights. Centered within the manicured lawn sits the pool with a patio and pool house with half bath. The master suite has a radiant-heated white bath with mother of pearl, double vanity, and a whirlpool soaking tub. In the finished lower level is a large media/recreational room with a wet bar.

The property at 50 East Hollow Road has been sold for $6.45 million to … yes, you guessed it, an LLC. (We’re seeing more of them than snowflakes this winter.) The 5,000-square-foot home on two acres has seven bedrooms and 7.5 baths, all in the heart of the Georgica section. The front foyer opens to common rooms that include a formal living room, den, sunroom, drawing room, and dining room. The fully reworked kitchen is outfitted with state-of-the-art equipment suited for weekend entertaining. The master suite with spa-like bath is joined by four additional guest suites. Outside, stone and mahogany patios fan out to join the pool, spa, and acres of lawn that connect the pool/guesthouse which will accommodate the overflow of weekend invitees (unless you’re agoraphobic) or needed staff.

One more: 3 Eileens Path in East Hampton is now owned by Jane and Todd Cermak, who paid $5.1 million for the 1-acre property that contains a 5,700-square-foot residence with six bedrooms and seven baths. The home offers three fireplaces a three-room master suite on the first floor and five additional en-suite guest rooms on the upper level. On a secluded cul-de-sac, this home has stone terraces overlooking landscaped gardens, a heated pool, and with reserves on two sides.
