Four Amagansett Sales Range Between About $5M And $7M

Amagansett, has reported a handful of trades recently between the $5 million and $7 million price points, and each residence sold is unique.

New construction on the former Bell estate in Amagansett recently sold for an oddly specific $4,993,763.

Cynthia and Mitchell Caplan were the buyers of 15 Catalpa Place, according to The Real Estate Report Inc. For the nearly $5 million that they dropped on the property they get 1.86 acres at the end of a cul-de-sac newly developed by Larry Kane. The property has reserves on two sides, ensuring it will remain secluded.

The 7,000-square-foot modern residence has seven bedrooms inclusive of the first-floor master suite, plus seven full bathrooms and two half-baths. The floor plan includes a grand gourmet eat-in kitchen and great room, a formal dining room and light-filled entertaining spaces, according to the Corcoran listing. Among the amenities are a two-car attached garage, a heated gunite pool and spa, a pool house with a television and full bath, and sunny patios.

The house was offered turn-key, staged by Iconic Modern Home. The last asking price was $5 million. It was an open listing.

Also sold in Amagansett, according to the Long Island Real Estate report, was 59 Meeting House Lane. The seller was Otis Real Estate Holdings LLC and the buyer was XUR Properties LLC. The purchase price was $7.3 million.

There is no listing to be found regarding purchasing the property, but the house is listed for rent. According to the rental listing, 59 Meeting House Lane has a 5,500-square-foot, six- bedroom, 5.5-bathroom main residence with a double-height grand foyer, a great room with a fireplace, a living room, and a gourmet kitchen, including Wolf and Sub-Zero appliances. The second floor has a master suite with a private terrace, two en-suite guest bedrooms, and a laundry room with two washing machines and driers. The lower level is finished and has three guest rooms, a theater, and “plenty of storage.”

The property also hosts a two-car detached garage and a 1,800-square-foot guesthouse with three bedrooms and three full baths. The grounds have a heated gunite pool, a Jacuzzi, and a dining/grill area.

At 211 Bluff Road, the new house by Studio Zung called Atelier 211 sold for $6.6 million. It had been asking $6.95 million.

According to the Sotheby’s listing, Atelier 211 — like all the houses in the Manhattan-based Studio Zung’s Atelier collection — is fully integrated with smart-home details. It has panoramic ocean views, with extensive decking, and deeded ocean access in the Beach Avenue Association.

The three-story modern residence is 4,150 square feet with six bedrooms, six full bathrooms and one half-bath. Among the features are double-height ceilings, exposed antique beams, WoodLife European white oak flooring, Polycor marble wall and floor surfaces, a custom-designed chef’s kitchen, a wellness spa with a separate sauna and steam room, and supercharger-ready garage.

The lounge and deck overlook the heated saline pool surrounded by tiered grass patios.

The buyers were Christina Winters and Howard Blaustein. Rylan Jacka had the listing.

Rounding out the recent Amagansett sales of note is 163 Atlantic Avenue. Amy and Michael Cosgrove and Lauren Hagopian sold to SFAM Atlantic LLC for $5.53 million.

Named The Butterfly House, it’s a “modern art piece” just off the ocean designed by architect Francois de Menil and built by Ed Bulgin of Bulgin & Associates, according to the Douglas Elliman listing.

The residence was built with reinforced steel, high density concrete, Alaskan yellow cedar siding, stainless steel hardware, and eco-friendly materials for a small carbon footprint.

Inside, there is a great room with an open living and dining area, 14-foot south-facing Duratherm sliding doors, three bedrooms, two full bathrooms, an enclosed sunroom and an outdoor shower. Additional details include polished Portland cement radiant-heated floors, Duratherm double-paned windows and doors, honed marble vanities, a soaking tub, hidden pocket doors, custom beech crafted cabinetry, ceiling fixtures with up-and-down lighting, motorized Lutron shades, floor-to-ceiling natural fiber curtains, and Miele washer and dryer.

Also among the amenities and unique features are an ipe deck for entertaining, a natural coconut fiber water filtration system, and a 48-kilowatt natural gas generator.

There is preserved land on three sides of the 0.33-acre parcel.
