In-land Record Breaks As Southampton Village Racks Up Eight-Figure Real Estate Sales

Southampton Village saw a number of eight-figure transactions close as 2020 neared its end, the top of which may be the highest price ever paid for an in-land property on the South Fork.

In the village’s estate section, 55 Coopers Neck Lane sold for $33.7 million in a deal that closed on December 8, according to The Real Estate Report Inc. The asking price had been $40 million, which makes for a 15.8 percent discount.

The 4.4 acres at the corner of Coopers Neck Lane and Great Plains Road feature a new 21,000-square-foot traditional residence — inclusive of the living space on the lower level — plus a 6,000-square-foot guest house.

The main house has 11 bedrooms, 12 full bathrooms and two half-baths. Off the double-height foyer there is a library with a marble fireplace. The great room has a wet bar and a gas fireplace set in a porcelain slab, and the light-filled living room with walls of windows overlooks the grounds.

The Ciuffo Cabinetry-designed chef’s kitchen features 2-inch Calcutta countertops, a honed Calcutta waterfall island, dark wood cabinetry, Wolf and Sub-Zero appliances, white lacquered cabinets and a prep kitchen with two ovens, a range, a pizza oven, marble walls, and walnut cabinets.

A first-floor master suite with a marble and wood fireplace and his and hers closets has doors opening to a patio. The master bath has a honed marble double vanity, a glass shower, a soaking tub, radiant heated marble tile floor, and Dornbracht fixtures.

The main master is upstairs and offers his and her closets and a bathroom with marble walls and floor, a room-size glass-walled marble shower, two marble vanities, a dressing table, and a water closet. The second level also includes six more en-suite bedrooms equipped with marble baths. One bedroom offers a private terrace and another has a sitting area, according to the listing.

Then on the lower level, find an indoor pool, a spa, a sauna, a steam room and a full bathroom. The amenities continue with a gym with a rubber floor, a 1,500-bottle glass wine cellar with a Madagascar marble bar and stone countertops, an 18-seat theater with surround sound, a billiard room, a two-lane bowling alley, a TV lounge, and an entertainment bar.

On the grounds, find a 35-foot-by-70-foot pool surrounded by a Turkish marble patio, a spa, an outdoor fireplace, and a sunken tennis court.

The guest house is separated by hedges and includes six bedrooms and a full kitchen.

The property last sold in 2018 for $11.5 million, and the new main house was completed in 2020. The recent seller is identified as 180 Great Plains Rd LLC. The new owner is Longhampton Island LLC.

Hedgerow Exclusive Properties and Saunders & Associates shared the co-exclusive listing.

At 1384 Meadow Lane, JNC Halsey LLC has purchased a 3-acre property from Woollahra LLC for $16 million. The existing home is a three-bedroom, three-bathroom contemporary, and for that price it’s sure to be a teardown. In fact, the listing states this is an ideal site “to redevelop with ample room for a substantial home, oceanside pool and tennis court.”

The property also offers 150 feet of ocean frontage and views of Shinnecock Bay.

Tim Davis of Corcoran had the listing, which was last asking $16.95 million. Bespoke brought the buyer to the deal, which closed in October.

Mr. Davis also had the listing for 281 Gin Lane, which closed for $11.5 million just days prior to 1384 Meadow Lane’s closing. The seller was Pamela Cline, and the new owner is identified only as 281 Gin Lane LLC.

Back in 2017, the owner of 281 Gin Lane was seeking $15.75 million for a 7,000-square-foot residence with nine bedrooms and 10.5 bathrooms plus pool and tennis on 2.2 acres.

According to the listing: “A sprawling floor plan makes for luxurious seaside living and generous room for family, friends and entertaining. This chic styled home with a good feeling boasts principle rooms with vaulted ceilings allowing for great light and a sense of air and space.”

The bedrooms are divided between separate wings, and the residence also offers a living room, a library, a media room, an office and a kitchen, all opening to the courtyard terrace and the 60-foot swimming pool. The tennis court comes with a pavilion, plus there’s a two-car garage.

Also breaking into eight figures is a vacant 2-acre Fowler Street property that was last seeking $12.9 million. It went into contract back in September for $10.5 million, and the deal closed on October 16.

The parcel now known as 83 Fowler Street is in the area between Jule Pond and Phillips Pond and a stone’s throw to the ocean beach. It was created after a subdivision.

In 2017, Margaret Fowler sold 83 Fowler Street for $15.8 million to 83 Fowler LLC, and the property was then divided into two parcels, one of which fronts Phillips Pond. The pondfront property, now known as 91 Fowler Street, sold last year for $33.25 million with a new 13,000-square-foot residence designed by Raymond Renault of Lifton Green in partnership with JBialsky Premiere Design + Development, with interiors by David Scott Interiors and grounds by LaGuardia Design Group.

The other 2 acres that retained the name 83 Fowler Street remained undeveloped when the sale closed in October. The new owners are Fowler Dunes LLC and Fowler Grasslands LLC, according to The Real Estate Report Inc. Bespoke Real Estate represented the seller.
