A lot can change in a year. The No. 2 most expensive Hamptons home sale of 2019 wouldn’t have made the top 10 in 2020, and the entry price for the list shot up from $22 million to $35 million.

The biggest sale of the year set a new all-time Hamptons record with its sales price, and the No. 11 sale set a record of its own — the most ever paid for a Hamptons property with no waterfront. The buzzing activity on the ultra-high-end helped drive the total sales volume in 2020 above $6.3 billion, a number that may continue to grow by hundreds of millions of dollars as more sales are recorded with the county. The previous peak, in 2014, was only $4.6 billion.

The top 10 list, courtesy of The Real Estate Report Inc., ranks sales of individual parcels based on the date the deals closed.

650 Meadow Lane, Southampton

Calvin Klein’s oceanfront estate fetched the highest price ever paid for a single parcel on the South Fork — and the deal closed back before the pandemic led to a flurry of homebuying in the Hamptons.

Mr. Klein had purchased 650 Meadow Lane in 2003 for $28.9 million and six years later razed the castle-like mansion that stood there after receiving approval to build the home that’s there now. The sleek, white, modern residence with 13,000 square feet of floor area above ground consists of three buildings attached underground: a main building, a studio wing and a guest wing.

The Wall Street Journal reported in February 2020 that billionaire Ken Griffin, the majority owner of the hedge fund Citadel, was in contract to buy the property. The property was not publicly listed for sale, and no one has come forward to take credit for an off-market listing.

15 West Dune Lane, East Hampton

An East Hampton estate that went on the market just before Labor Day 2020 for $75 million quickly found a buyer and went into contract, with the deal closing on October 1 for $67 million.

Located at 12 and 15 West Dune Lane, the estate is two parcels totaling 3.4 acres that border the Maidstone Club west course. No. 15 is on the oceanfront and includes an 8,500-square-foot home designed by architect Robert A.M. Stern and a waterside pool, while No. 12, on the north side of West Dune Lane, has a 6,000-square-foot “guest house” and its own pool.

The deal was broken into two parts, with the 2.5-acre oceanfront property for $61 million and the second property for $6 million. The final sales price works out to a 10.7 percent discount. Compass’s Ed Petrie had the listing.

187 Dune Road, Bridgehampton

Sold in an off-market transaction that closed in December, this 1.5-acre property fronts the ocean and has bay views to the north. The residence that stands at 187 Dune Road today was built in 2008, but renovated and expanded following a fire in 2014. Recent photos show that the original shingle style has been replaced with a sleek, white modern look.

The deal closed on December 10, 2020. The new owner’s identity is shielded behind a limited liability company as GR Dune Realty Holdings LLC. However, Page Six reported the new owner is e-commerce retailer Michael Rubin.

Douglas Elliman’s Erica Grossman represented the sellers.

This property is 3.4 acres with 535 feet of oceanfront, according to the listing, and the residence has unobstructed views of both the Atlantic and Shinnecock Bay. Ben Krupinski Builder completed the house in 2003 and returned over the years for continued maintenance and renovations.

Hedges and mature trees offer privacy as visitors enter through the gate and up the full-circle driveway. The white-stained shingled residence has expansive decks that are level with a large heated gunite pool with spa, and there are additional terraces and patios.

The interior design is by West Village-based Steven Gambrel. Gathering spaces that open to the ocean-facing deck include a great room, a formal dining room, and a family room, each with a fireplace. The chef’s kitchen with dark textured stone counters boasts Viking, Sub-Zero, and Thermador appliances.

There are three levels, all served by a central elevator. The upstairs landing has a deck and service bar and leads to the master suite with a fireplace, a private deck, walk-in closets and a marble bathroom. The lower level has a media/recreation room, a gym, three full bathrooms, a wine cellar, a laundry area with a double washer and dryer, a wet bar that services a covered terrace, and access to the connected two-car garage.

The house is 5,435 square feet above grade — about 9,000 square feet including the lower level — and, in all, has six bedrooms and 9.5 bathrooms. The estate also offers a private dock and mooring.

Harald Grant of Sotheby’s International Realty represented both sides of the transaction, which closed in January 2020.

In early 2019, the new build at 1400 Meadow Lane was listed for $53.9 million. In December 2020, the 3-acre oceanfront property sold and closed for $39.5 million, a 27 percent discount.

The nine-bedroom, 13-bath, 10,927-square-foot ultramodern residence with pool and tennis was reportedly rented out in 2019 for $1.5 million for the summer.

The new estate is the result of a collaboration between Reinaldo Borges, an internationally renowned architect headquartered in Miami, and McDonough & Conroy Architects, based in Bridgehampton. Paolino Development, a luxury builder based in Miami Beach, was responsible for the construction.

The home has floor-to-ceiling walls of glass, 4-foot-by-4-foot Thassos marble flooring throughout, a great room with a three-sided fireplace, a dining room and a morning room — all with ocean views — a chef’s kitchen, a prep kitchen and a pantry, as well as a glass wine cellar and display, a state-of-the-art theater and a VIP suite.

On the first floor, the grand master suite, including a sitting room, has his and hers baths and walk-in closets. A 2,872-square-foot marble patio with a chef’s kitchen looks out to the 50-foot marble infinity edge saltwater pool and spa, and the Atlantic.

A custom glass elevator accesses all three levels. Or, take the chrome and glass stairs. There are balconies and a rooftop deck to catch views of the ocean, bay, sunrise and sunset.

This 4.5-acre property with 460 feet of oceanfront is host to an 8,225-square-foot shingle-style residence by architect Eric Woodward built in 1991.It boasts eight bedrooms, seven bathrooms and two powder rooms across three levels. According to the listing, it has “enormous picture windows and broad ocean-facing decks.”

The interior is outfitted with detailed woodwork, including railings, balustrades, window seats, doors and light-toned floors.

Two guests suites — one with its own fireplace — are in the ground floor western wing. The eastern wing has a large laundry facility, two bedrooms with a shared bathroom, and three more guest suites.

The main level also includes a great room, with a fireplace, that opens to the deck. Off the great room is an office with its own fireplace.

A formal dining room seats 12 and abuts a morning room. The kitchen has composite stone countertops, a professional-grade range, Sub-Zero refrigerators and three Bosch dishwashers. There is an informal dining/family room as well, with a fireplace.

Also among the amenities are a patio, a 20-foot-by-50-foot gunite pool, an attached three-car garage, and a generator.

Harald Grant of Sotheby’s International Realty had the exclusive listing. Bespoke Real Estate brought the buyer. The deal closed on November 30.

Located at the end of a private road off Further Lane, 32 Windmill Lane was marketed together with 26 Windmill Lane as a 6.7-acre compound. The latter address sold for $8 million. The parcel at 32 Windmill Lane is the larger of the two: 5.4 acres with a private path to 300 feet of ocean beach.

The property comes with a 5,500-square-foot residence, and the Sotheby’s International Realty listing noted that zoning allows for a 12,477-square-foot residence with additional square footage in a full finished lower level. It also has rights intact for an oceanfront swimming pool and a north-south tennis court.

The listing had been the co-exclusive of Douglas Elliman brokers Paul Brennan and Martha Gundersen, and Valerie Smith and Frank Newbold of Sotheby’s. The buyer was brought to the deal by Gary DePersia of Corcoran.

Sold at the end of August 2020, the residence on 3.65 acres offers 12,800 square feet of interior living space. Built in 2010, it has an open living space, eight bedrooms, nine full bathrooms and four half-baths.

The lower level is finished and includes a fitness room and a home theater.

The property has 200 feet of ocean frontage, a 35-foot-by-15-foot pool, and unobstructed bay views on the north side. Wide and deep porches provide outdoor enjoyment on both the bay side and ocean side. Also among the estate’s amenities are a barbecue, six fireplaces, a sauna and a two-car garage.

The last asking price was $39 million. Associate broker Harald Grant of Sotheby’s International Realty was on both sides of the deal.

27 Drew Lane, East Hampton

This East Hampton Village mansion sold in March 2020 for nearly half off the original asking price from back in 2017.

CookFox Architects, a Manhattan-based studio, was tasked with designing a new mansion on the 1.5-acre lot. The result is a 13,600-square-foot residence with a shingle-style main house, a concrete caretaker’s cottage, a glass and steel yoga pavilion, and a linear lap pool.

“Pieces from the clients’ art collection complete the integration of art, architecture, and the natural dune landscape,” states the CookFox description of the project. “Where the conceptual axis of the main house meets the perpendicular axis of the pool and yoga pavilion, an early 20th century bronze sits in repose above a tranquil reflecting pool.”

According to the architecture studio, though the three buildings are in different styles, “Cedar detailing ties these elements together with varied forms and patterns.”

The yoga pavilion is inspired by floating beach lanterns and dune fences.

The landscape design was created in a collaboration between landscape artist Paula Hayes and landscape designer Ed Hollander, and the interiors were by Orlando Diaz.

Located in the Murray compound, this chateau-style residence elevated on 300 steel pilings sits on 3.6 acres with more than 200 feet of oceanfront. The 9,200-square-foot house has French country imported stone archways throughout, four imported Old World hearths, and wood from a French chateau seen in the exposed beams and floors.

There are four bedrooms and 5.5 bathrooms, with an elevator serving three levels, so it’s effortless to visit the wine cellar. Among the living spaces are a formal dining room, with a fireplace, that leads to the open-concept kitchen and living room. A grand staircase leads up to the master suite with a foyer, a sitting room with a fireplace, an oceanfront balcony and two marble bathrooms.

A two-car garage is attached, and a 50-foot-by-50-foot heated pool is on the ocean side.

This chateau belonged to the late John F. Sullivan, who purchased the land in 1986 and, in the 1990s, set about developing a family compound. The second half of Mr. Sullivan’s compound, at 301 Murray Place, sold in the same March transaction as 317 Murray Place, according to Bespoke Real Estate, with a combined price of $57.5 million.

In the village’s estate section, 55 Coopers Neck Lane sold in a deal that closed on December 8 for the most ever paid for a Hamptons in-land property.

The 4.4 acres at the corner of Coopers Neck Lane and Great Plains Road feature a new 21,000-square-foot traditional residence — inclusive of the living space on the lower level — plus a 6,000-square-foot guest house.

The main house has 11 bedrooms, 12 full bathrooms and two half-baths. Off the double-height foyer there is a library with a marble fireplace. The great room has a wet bar and a gas fireplace set in a porcelain slab, and the light-filled living room with walls of windows overlooks the grounds.

The Ciuffo Cabinetry-designed chef’s kitchen features 2-inch Calcutta countertops, a honed Calcutta waterfall island, dark wood cabinetry, Wolf and Sub-Zero appliances, white lacquered cabinets and a prep kitchen with two ovens, a range, a pizza oven, marble walls, and walnut cabinets.

A first-floor master suite with a marble and wood fireplace and his and hers closets has doors opening to a patio. The master bath has a honed marble double vanity, a glass shower, a soaking tub, radiant heated marble tile floor, and Dornbracht fixtures.

The main master is upstairs and offers his and hers closets and a bathroom with marble walls and floor, a room-size glass-walled marble shower, two marble vanities, a dressing table, and a water closet. The second level also includes six more en-suite bedrooms equipped with marble baths. One bedroom offers a private terrace and another has a sitting area, according to the listing.

Then on the lower level, find an indoor pool, a spa, a sauna, a steam room and a full bathroom. The amenities continue with a gym with a rubber floor, a 1,500-bottle glass wine cellar with a Madagascar marble bar and stone countertops, an 18-seat theater with surround sound, a billiard room, a two-lane bowling alley, a TV lounge, and an entertainment bar.

On the grounds, find a 35-foot-by-70-foot pool surrounded by a Turkish marble patio, a spa, an outdoor fireplace, and a sunken tennis court.

The guest house is separated by hedges and includes six bedrooms and a full kitchen.

The property last sold in 2018 for $11.5 million, and the new main house was completed in 2020.
