A waterfront property on North Haven that was formerly a piece of a family compound is now reunited with its other half and part of a compound again.
The 2,380-square-foot traditional on 1.4 acres at 14 West Drive sold for $7.18 million after seeking $7.5 million.
Located in the private community of North Haven Shores, the parcel has 200 feet of frontage on Genet Creek, a deep-water inlet that accesses the bays and ocean, and has a dock that can accommodate a 40-foot boat. It also comes with a sunken all-weather tennis court.
The property could yield a 6,058-square-foot main house and a 908-square-foot pool house or garage, with room for a pool, according to the listing.
The existing house has two en suite bedrooms, a living room with a fireplace, a dining area, an open kitchen and a screened-in porch that can be glassed in seasonally.
Barbara L. Bornstein, an associate broker with Sotheby’s International Realty, represented the seller, and she has a long history with the property. She explained that she sold screenwriter and television director Bill Persky’s house next door at 18 West Drive to a couple in 2009, and then when 14 West Drive became available, she helped the couple purchase that property as well.
“They turned the two properties into a family compound with 14 West Drive built as a gem of a guest house,” Bornstein said. “Because they were avid boaters, the inside made use of a small space resembling the interior of a yacht with beautiful finishes and clever storage. On the outside, they worked to squeeze in a tennis court.”
Then when that family moved away in 2014, they put both properties on the market, she said.
“I had just sold a beautiful Anna Selldorf house in Wainscott for a couple who were now interested in living on the water, so I brought them to 14 West Drive where they docked their sailboat and enjoyed boating life,” Bornstein recalled. “They always thought they would expand the house but came to love it as a small cottage and the family all learned to play tennis.
“They live in London, and as the kids got older and when we were under siege by COVID, they could no longer spend as much time in Sag Harbor,” she continued. “So there I was selling that house for the third time, and it was my third transaction with this family as well. What they loved about 14 West Drive was the convenient location, the breathtaking sunsets, views, and privacy, and the rare, protected dock on Genet Creek which opens out to the bay for an easy jaunt to Shelter Island for lunch and to enjoy a day sailing. Many prospective buyers looked, and all talked about how they would tear this adorable house down and start over. In the end, the right thing happened, and the neighbors bought it to put back together as a compound.”
The seller was Nancy Albanese and the new owner is Eric Hippeau, according to Suffolk Vision Inc., which reported the sale closed on November 29, 2022.
