Just when we thought it was safe to turn our gaze away from Water Mill for a while, there is a new flurry of sales activity.

Leading the pack is the purchase of 139 Halsey Lane by a limited liability company for $7.25 million, according to The Real Estate Report Inc. (The seller, by the way, is the Mel Generation-Skipping Trust.) The 6,300-square-foot traditional offers a gourmet kitchen, great room, dining room, den, seven bedrooms, and 8.5 baths. Special details include paneled walls, wide-plank floors and coffered ceilings, an open-air summer living room with fireplace, and four additional interior fireplaces. The 2.8-acre property features a sunken tennis court, pool, spa, and two-car garage. Marilyn Clark and Eve Combemale of Sotheby’s International Realty represented the seller.

Also just sold, to Back Together LLC (has to be a story behind that!), is 396 Cobb Road, for $5.1 million. The 4,445-square-foot Colonial, built in 1890 on 1.47 acres, has a wraparound porch, a formal living room and a library, both with fireplaces, a dining room with French doors that open to the gardens, kitchen with wet bar, pantry and breakfast nook, and a playroom with full bath and separate entrance. Featuring a large master bedroom with sitting area and fireplace on the second floor, the second and third floors also offer four bedrooms and 4.5 baths. The park-like grounds have plenty of patios and terraces and a guitar-shaped pool. There is an artist studio with fireplace and a separate bathroom above the two-car garage.

Another sale was 881 Deerfield Road to an LLC for $4.6 million. On a shy acre against the backdrop of the hamlet’s farm fields is a 7,500-square-foot residence on three levels, with six bedrooms and 7.5 baths. There is a double-height foyer, a formal dining room, and a chef’s kitchen adorned in custom modern cabinetry surrounding a sleek waterfall-edge center island. The living and great rooms are anchored by the prominent fireplace. A junior master suite, full pool bath, mudroom, and two-car garage complete the first floor. Upstairs is a master suite with fireplace and balcony, a pair of walk-in closets, and a spa bath along with three additional guest suites and four-machine laundry. The baths feature curbless linear drain showers designed with a mixture of marble and glass with custom floating vanities. The finished lower level has the sixth bedroom and a bath, recreational area, and media room. Out back, a covered patio overlooks the heated pool and spa surrounded by white Turkish marble.
