Hampton Bays condo plan moves forward

Within the next six weeks, a developer will finally go through with the demolition of the abandoned Allen’s Acres Motel in Hampton Bays, a final step that was five years in the making.

The developer, Michael Ullian, faced steep opposition from members of the Hampton Bays Civic Association, who are concerned about increasing density in the hamlet, in the five years since he first applied to raze the motel and build 24 condominiums. The Southampton Town Planning Board finally approved the project in December 2008, Mr. Ullian said, but he decided to hold off on the demolition until now due to economic conditions at the time.

Mr. Ullian, who lives in Hampton Bays part-time, said the 65-room, two-story motel, which sits on Foster Avenue and just north of the Ponquogue Bridge, will be razed sometime before March 1. The construction of the condominiums will most likely begin sometime this spring, he said, with the hopes of having model condos ready to show by the summer.

Mr. Ullian said he has owned the property since around 1994, but closed the motel about three years ago because summer patrons began to get too rowdy, and the costs of policing the guests and maintaining the facilities were no longer worth it. In September 2008, the defunct motel was damaged in a blaze that the Southampton Town Fire Marshal’s office investigated as an arson.

The complex that Mr. Ullian plans to build on the property, which overlooks a canal that opens into Shinnecock Bay, will feature two dozen condos that range in size from 975 square feet to approximately 2,500 square feet, he said. He added that the project will represent a shift from a “party community” to a “family community.”

“It will be a very traditional Hamptons coastal style,” he said of the designs, which feature hedges and shingled exteriors.

Mr. Ullian explained that he successfully lobbied Southampton Town for an exemption from an ongoing building moratorium, first enacted in 2008, that prohibits new development throughout much of Hampton Bays. In late December, the Southampton Town Board agreed to extend the building ban, which was set to expire on December 31, until March 31 so that planners and consultants with the town can finish studies that examine the density, environmental and traffic issues that plague the hamlet.

This developer does not understand what a traditional coastal Hampton Bays Style is. He should have researched the older boarding houses which were situtated along the bays.

Secondly, he is misrepresenting the property. The canal is about 1 foot deep at low tide and cannot be dredged and cannot accommodate the sail boats in his ads. Phaedrus - what would you propose a better use of the property to be since you only offer criticisms and no suggestions...which is always typical of the NIMBYism type of people that often complain.

I seriously doubt that condos by Ponquogue bridge will add to school taxes. While they are targeting families I am sure tey won't be living there year round. If anything it would reduce your tax or more likely alleviate a future burden.

The first question should be, do you really want condos at all? Secondly,the much vaunted S'hampton Board should really htink how they want to let developers develop on or near water. From personal experience, I'd argue that the S'Hampton Council is ...more
