The Village of Southampton had been a bit quiet as winter waned, but then there was a burst of real estate activity to greet spring.

One sale to cite is 139 South Main Street, purchased by a limited liability company for $8.38 million, according to The Real Estate Report Inc. The 4,300-square-foot manse on 1.28 acres has five bedrooms and six baths. The updated estate offers a tennis court and a pool. We’re told, “Proximity is the key to this very special home,” with downtown just to the north and the ocean just to the south.

Another recent sale is 455 Wickapogue Road, bought by Bonnie and Vincent Ponte—members of a family with extensive real estate holdings in New York City—for an even $7 million. The 7,500-square-foot residence has seven bedrooms and eight baths and is on 1.84 acres. A double-height grand entrance opens to a living room with fireplace and dining room with French doors. A brand-new top-of-the-line modern chef’s kitchen features premium appliances and an oversized island perfect for cooking and entertaining. There is an upstairs master suite with fireplace and balcony and a first-floor junior master, and five additional bedrooms are spread throughout, along with a guest suite with separate entrance, providing an independent retreat. The property features a heated pool, tennis court, and a large expanse of manicured lawn. Marilyn Clark and Eve Combemale of Sotheby’s International Realty represented the seller.

One more to mention is 104 Lewis Street, sold for $3.78 million to Karen and Scott Kenworthy. The 5,000-square-foot home on 0.35 acre has five bedrooms and six baths. Features include an exercise room and recreational area with fireplace located in the finished lower level. “Gather or entertain in the bright, open living areas,” we’re encouraged, “or relax by the heated pool with sundeck.” Downtown is a stroll away, and the property is “a few minutes to Southampton’s beautiful ocean beaches.” Amen.
