Culloden Point Waterfront Home Sells for $12.5 Million

On Montauk’s Culloden Point and fronting Fort Pond Bay, the home at 8 Captain Balfour Way has sold for $12.5 million — more than half a million dollars over the asking price.

The 1.6-acre property at the end of a cul-de-sac is up on a bluff, outside of the flood zone, and includes 215 feet of bay frontage and a deeded beach path, according to the listing.

The first floor, with an open design, opens to covered and uncovered patios overlooking the bay toward Gardiners Island, and a gunite infinity pool with jacuzzi and a pool house. The upstairs offers a primary suite and three more en-suite bedrooms, plus open space for an office or media room.

The house has 5,500 square feet of finished living space, inclusive of the lower level. It also comes with a detached garage.

The property was listed for sale in August 2023 for $11.95 million. Rylan Jacka, who was with Sotheby’s International Realty at the time and is now a managing director of The Agency in East Hampton, had the listing.

Jacka said 8 Captain Balfour Way “was a unique bayfront property on the edge of the bluff with breathtaking sunset views, developed by notable talent Robbie McKinley. Robbie meticulously curated every detail, finish and furnishing, which enhanced the project’s appeal. The remarkable attention to detail along with the stunning views attracted several offers.”

The Breitenbach Advisory Team at Compass brought the buyer.

The deal closed on February 21, according to Suffolk Vision Inc., which reported the new owner is 8 Capt Balfour Way LLC.
