Have LLC, will purchase. That seems to have been the mantra recently in Southampton and Bridgehampton. And those claiming that the Hamptons real estate market has been softening have not been paying attention to the transactions made public in the last couple of weeks.
Leading the pack is an estate on Squabble Lane that sold for a cool $27.5 million to a buyer shielded by a limited liability company. Designed by Francis Fleetwood and found within the Murray-McDonnell compound—which 27east.com detailed back in June, when John McEnroe’s manse went on the market—the 6,700-square-foot house has seven bedrooms and 9.5 baths. Amenities include a pool, hot tub and spa, six-car garage, staff rooms, an elevator, and a tennis court. But what truly can’t be beat are the 5 acres of dunescape and the 500 feet of sandy beachfront.
Though these next big deals do not rise to the Squabble Lane level, they do demonstrate that Bridgehampton has become quite hot .… especially if you’re into bathrooms. There are 11.5 of them in a home on Ocean Road that just closed with a purchase price of $14.6 million. The 9,100-square-foot dwelling on 2.5 acres also has seven bedrooms, a formal dining room, fireplaces, a media room, private guest quarters and an exercise room. On the outside are a heated pool, tennis court and what is described as a “golf course lot.” Fore! The buyer was 379 Ocean Road Properties LLC.
Also south of the highway (of course) was a property on Quimby Lane that had its new owner, The Rocky Moses LLC, writing a check for an even higher amount: $19.5 million. On the 2.75 acres is living space totaling a whopping 14,181 square feet. In all that are eight bedrooms and 9.5 baths and a double-height living/dining room featuring walls of glass and stone as well as a stadium-seat multi-tiered theater, mirrored-wall gym (for peeking at those pecs), and a wine cellar and tasting room.
