There aren’t many places left in the Hamptons as rustic—or with as much potential, perhaps—as this 1.64-acre lot that sits opposite Cowfish on the Shinnecock Canal in Hampton Bays and is on the market for just less than $2.5 million.
With 446 feet of waterfront, the property contains five vacant cottages overlooking the canal that may at one time have been part of an old campground. Zoned for resort waterfront business, it has the potential to become a two-story restaurant with 28 outdoor table seats, 20 indoor bar seats, 55 indoor table seats and 20 boat slips—or a marina and bed-and-breakfast. With a zoning change, it might also become a family residence.
“I think there are only a few pieces of property like it in Hampton Bays,” said Hedy Tufo of Sotheby’s International Realty in Southampton, who has the listing.
The lot has been owned by Canal Land Corporation, which is based in Hampton Bays, since 2005, according to Southampton Town records. In 2000 there was an attempt to subdivide it into four lots by Dave Bofill Marine Inc., but the application was withdrawn in 2005, shortly before it was sold to the current owners, who purchased the property from Dave Bofill Marine for nearly $1 million in 2005. The property is at 250 East Montauk Highway off Jennie Rose-Private Drive.
