7-Figure Transactions Pile Up In Water Mill

Every time you think real estate activity has quieted down in Water Mill, there is a fresh flurry of sales. This week’s roundup of new transactions is led by 951 Cobb Road West, which changed hands for $8.06 million.

At a robust 10,336 square feet on 1 acre, the new residence boasts eight bedrooms and 12.5 baths. The 28-foot entry foyer with floor-to-ceiling windows and an amazing chandelier is the centerpiece from which the floor plan unfolds. Custom built for the current owners, we’re told only that “this lavish, elegant, and drop dead gorgeous traditional estate is a new breed of Hamptons home that pushes the luxury living envelope to another level.” Okay, roger that.

Another LLC picked up 30 Cobb Isle Road for $6.75 million. In this case, the property is vacant land with panoramic views of Meyer’s Pond. The new owner was advised that the property “offers ample room to build your dream estate, with a picturesque setting, specimen trees, and a new dock—perfect for boating on Mecox Bay to some of the Hamptons’ most desirable beaches.”

The 1.7 acre property at 25 Newground Lane has a 5,500-square-foot home with eight bedrooms and nine baths. It was purchased by Jacqueline and Michael Kempner for $4.45 million. A gracious entry leads to finished white oak floors which spread out to include the great room and a separate living room with fireplace. The state-of-the-art eat-in kitchen easily services the dining room. A convenient guest master, powder room, mud room, and two-car garage complete the first floor. Upstairs, the master suite offers a sleeping chamber, spa-like bath, large walk-in closet, and a private balcony. Four additional guest bedrooms, all with baths en-suite, and a laundry room complete the second floor. The finished lower level offers the possibilities of a gym, recreational room, and two additional bedroom suites. Outside, both covered and uncovered patios overlook the heated pool.

Just one more to mention in Water Mill: 124 Narod Boulevard was sold to Philip Marber for $4.23 million. The 6,205-square-foot house on 0.34 acre has six bedrooms and seven baths with a fireplace and a heated pool outside.
