This Vermont Castings wood stove puts out 37,000 BTUs at 77 percent efficiency and already meets the 2020 EPA emission standards. Great for a small house, cabin or large room. The ash pan under the stove makes cleaning real easy and the griddle top can be used for cooking or heating food. Cost is around $2,200 plus installation. ANDREW MESSINGER

There appears to be an ongoing debate on whether the residential Jobs Lane—as opposed to the Jobs Lane in the Village of Southampton—is in Water Mill or, as we think, in Bridgehampton. In any case, when a property sells there, it’s for big bucks.

The most recent example is 379 Jobs Lane, purchased by a limited liability company for $10.9 million. This is a 4,410-square-foot single-family home and was built in 1995. It contains four bedrooms and four baths. Not a big dwelling, to be sure, but a very appealing feature is it sits on a full 1.1 acres, so there is a lot of potential for expansion.

Another good-size sale was 35 Jack & Jill Drive, and the new owners going up a hill to fetch a pail of water are Barry Blattman and Jane Borg, who paid $6.4 million. The 7,500-square-foot residence on 1 acre has five bedrooms and seven baths. The south-of-the-highway manse is near beach and village, on a quiet cul de sac, south-facing for sun exposure, and replete with a million-dollar landscape package. Inside, the home features a “show-stopping” two-story living room with a 20-foot glass tower. Completing the first floor are a chef’s kitchen (with breakfast or family room), formal dining room with French doors, and a first-floor master with sitting room/office. Upstairs, the home offers a main wing with three bedrooms plus a guest wing with large office and fifth bedroom. A walk-out lower level features a large family room, media area, 1,200-bottle wine cellar, and large gym. A technology system controls lighting, heating/cooling, pool, hot tub, front door, and security alarm.

For $4.38 million, Courtney and Jonathan Davis now hold the keys to 393 Lumber Lane. The 8,000-square-foot house on 1 acre has six bedrooms and 5.5 baths. Details include a double-height entrance foyer, a living room with extensive mill working, a fireplace, a den, an indoor to outdoor formal dining room with French doors, and an open kitchen with an adjoining family room. The kitchen includes custom handmade cabinetry, top-of-the-line appliances including a six-burner range stove and a Sub-Zero refrigerator, a tiled backsplash, marble countertops, and a large center island. An added bonus is the finished lower level, which includes a media room with a wet bar kitchenette, an entertainment area with a pingpong table, kids’ play area, and an additional guest bedroom and a full bathroom. Outside are two separate bluestone patios, a seating area, an additional dining area, and a heated pool. The surrounding exterior landscaping area has imported specimen trees, 30-foot-high hedging, and lush gardens.

Tips for Avoiding Rental Scams

Rental scams are pervasive, targeting both those seeking permanent housing and those seeking a quick getaway or seasonal lease. To help prospective tenants avoid falling prey to scams, the New York Department of State’s Division of Consumer Protection is calling attention to common rental scams. The main takeaway is this: Avoid sending money for rental properties without first verifying the legitimacy of the listing. In 2023, the FBI received 9,521 real estate/rental scam related complaints with losses of over $145 million. “In today’s highly competitive housing market, renters are often targeted by scammers who use enticing offers to steal their ... by Staff Writer
