Not too long ago, eight-figure sales in the middle of winter were as rare as hen’s teeth. Today, they are becoming routine, especially in the Village of East Hampton.

A robust $10.5 million was just paid for 62 Dunemere Lane a year after it went on the market for $12.5 million—but no worries, it sold just five years after the sellers bought it for a shade over $4.5 million. The 8,000-square-foot renovated residence, constructed in 1897, has eight bedrooms and 6.5 baths on 1.1 acres. Amenities include a finished lower level, open floor plan, hardwood floors, garage and a pool house accompanied by a heated pool.

Also in the 11937 zip code—though not quite an eight-figure sale—was an even $9 million sale to a limited liability company for 115 Watersedge. The 4,200-square-foot home has four bedrooms and three baths, as well as two half-baths, on 1.8 acres. Panoramic views are seen through the windows of the double-height living room complete with wood-burning fireplace and adjoining dining room. The entertaining space also features a wall of windows overlooking the deck and water. A large eat-in kitchen with Provencale brick floors and stainless appliances, as well as two bright bedrooms, complete the main floor. The upstairs is bookended by a private master suite at one end of the house and another en-suite bedroom at the other end. The master suite and the two main-floor bedrooms each open with sliding doors to the deck and enjoy unobstructed water views.

We also want to mention 12 Amys Lane, which has been purchased by John and Susan Estes for $5.3 million. Sitting on 1.1 acres, the home contains six bedrooms and 6.5 baths. The new owners will enjoy a south of the highway location, a floor plan with multiple seating and dining areas both inside and outdoors, all en-suite bedrooms, a year-round loggia, a pool and pool house and grounds full of specimen trees. The living room, with two sitting areas, and the dining room flow into the loggia, which is the heart of the house, boasting ample seating and dining areas and eight sets of doors that open onto the lawn overlooking the pool area. The den connects to the eat-in chef’s kitchen, which has a separate bar area. The finished lower level has a media area and a game room. A 40-foot covered porch spans the back of the house and overlooks the gardens. The pool area is highlighted by a pergola-covered dining area.

Tips for Avoiding Rental Scams

Rental scams are pervasive, targeting both those seeking permanent housing and those seeking a quick getaway or seasonal lease. To help prospective tenants avoid falling prey to scams, the New York Department of State’s Division of Consumer Protection is calling attention to common rental scams. The main takeaway is this: Avoid sending money for rental properties without first verifying the legitimacy of the listing. In 2023, the FBI received 9,521 real estate/rental scam related complaints with losses of over $145 million. “In today’s highly competitive housing market, renters are often targeted by scammers who use enticing offers to steal their ... by Staff Writer
