With April showers comes a storm of transactions in Amagansett, leading with the sale of 10 Hampton Lane. It has been purchased by a limited liability company buyer for an even $5 million. The 2,700-square-foot “cottage” on 0.61 acre is actually still under construction. When completed, it will have five bedrooms and four full baths. A kidney-shaped pool and flagstone patio are already in place.

Built and just sold is 154 Windmill Lane, to Steve Berson, for $4.5 million. The 4,500-square-foot residence—hey, that’s a $1,000 per square foot!—on a full 2 acres has five bedrooms and 2.5 baths. A long driveway leads to a gravel courtyard and the wisteria-covered entrance of the “European villa” overlooking an agricultural reserve. The home was designed by two artists as their private family retreat with, we’re told, “generously proportioned rooms, gorgeous finishes, and all the bells and whistles needed for happy country living.” The place is in close proximity to Balsam Farms, Amagansett Main Street, and Indian Wells ocean beach. The first floor includes an office or den with a private terrace, a large vaulted living room with a two-sided fireplace, and an open great room and kitchen, with access to outdoor lounging and entertaining spaces. Another smaller office, a powder room, and a workroom that could be an artist’s studio complete the first level. The second level contains the master bedroom and a glass-walled bath as well as four additional family and guest bedrooms and a sunbathing deck overlooking the grounds. Gardens and specimen trees, and in-ground pool, a potting shed, an outdoor shower, and four terraces populate the exterior. Rebekah Baker of Sotheby’s International Realty represented the property.

One more residence just sold to mention in Amagansett is 28 Central Avenue, purchased by Elizabeth and Brian Weinstein for $3,001,000, with apparently that additional thousand bucks making all the difference. The 2,500-square-foot house on 0.74 acre has five bedrooms and three baths. It offers a living room with vaulted ceiling, wide plank floors, an upstairs master bedroom, and two fireplaces. Outside are brick patios, swimming pool, and mature landscaping. Only one block from a private beach entrance, this property is “ideally located for going barefoot all summer long,” as long as you don’t encounter hot asphalt. Beach Hampton, by the way, is the enclave of houses and cottages in the sandy dunes east of the hamlet.

Before we forget: If you have not already heard, the property that contains the former Cyril’s Fish House at 2167 Montauk Highway on the Napeague Stretch has been sold by the Dioguardi family for $3.1 million. The new owner is the Out East Restaurant Group.
