Three residences west of the Shinnecock Canal have recently sold for more than $3 million, a price that not one east-of-the-canal property in the latest roundup of recorded deeds from The Real Estate Report Inc. could surpass.

At 707 Dune Road in the Village of West Hampton Dunes, a 2,634-square-foot oceanfront beach house has sold for $3.35 million from Elizabeth and John Sherlock to Rosemary and Joseph Varnas.

The two-story house has six bedrooms, five full bathrooms and one half-bath. The large living room located upstairs has a large fireplace and sliding doors leading to a deck. In the courtyard find a pool, cabana and bar.

Aimee Fitzpatrick Martin and Martha Lewis represented the property for Saunders & Associates.

Staying in West Hampton Dunes, Joanna and Evan Lederman have sold 5 Widgeon Way for $3.25 million to Maria and Domenico DelMonaco.

This 1.1-acre property is located on a cul-de-sac on the bayside of Dune Road, and a dock provides water access to Clam Creek and Moriches Bay.

The residence is 3,180 square feet with four bedrooms and five bathrooms, a gourmet eat-in kitchen, a dining room and home office. Outside, cook in the covered outdoor kitchen between dips in the gunite pool.

In the Village of Quogue, 30 Penniman Point Road on Penniman Creek has changed hands for $3.74 million. Brian Convey sold the 4.43-acre estate with a deepwater dock to Rande and Kenneth Greiner. The asking price had been $4.2 million.

The four-bedroom, 3.5-bathroom home is 4,000 square feet with a pool surrounded by an elevated deck overlooking the creek and beyond to the ocean.
