A 3.4-acre estate section property in Southampton Village recently sold for $18.7 million, according to Suffolk Vision Inc., about a year and a half after it changed hands for $15.5 million.

At 103 Great Plains Road, the property offers an established landscape border and original hardwood trees, according to the listing from The Corcoran Group’s Tim Davis, which notes that the existing residence on the site can be “reimagined.” The asking price was $18.95 million.

The preexisting home there was eight bedrooms with 10 full bathrooms and three half-baths and featured mosaic tiling and “an impressive entry and grand staircase,” the listing states, in addition to formal rooms for entertaining including a dining room, a custom-built bar and an oversized living room. Amenities also included a two wood-burning fireplaces, a wrap-around porch and a recently installed heated gunite pool and pool house. The primary suite came with a sitting room, two bathrooms connected by a steam room shower, multiple walk-in closets, and built-in cabinetry. The property also came with a detached three-car garage with a separate two-bedroom apartment for staff or guests, as well as a historic garage in the rear of the property.

The residence was built in 2005, according to the 2021 listing.

In 2022, the Southampton Village Board of Architectural Review and Historic Preservation approved plans for a new two-story residence by Robert A.M. Stern Architects. “They took a classical approach with the design,” the meeting minutes state. “There is a wrap-around front porch with standard columns. The roof will be red cedar and the siding yellow cedar. The windows will be double hung painted.”

The landscaping plan was prepared by landscape architect Edmund Hollander and retains the existing mature trees. “His goal is to create a beautiful landscape while providing for the local ecosystem,” the minutes state. “The board members all agree, it is a beautiful house.”
