The Latch at 101 Hill Street in Southampton Village, created by The Beechwood Organization, was honored last month by the National Association of Home Builders with two Best in American Living Awards at a ceremony held during the 2022 International Builders’ Show in Orlando, Florida.

The luxury condominium development of 19 town houses and one single family home received a platinum award for Historic Preservation and Restoration and a gold award for Single Family Community Under 100 Units.

“This is a high honor greatly appreciated by Beechwood and the entire team who worked with us to bring forward the best of the past for future generations to enjoy this beautiful property,” said Steven Dubb, principal of The Beechwood Organization and developer of The Latch.

Located on the 5-acre former Village Latch Inn property on Hill Street, the heart of the new community is a pair of turn-of-the-20th-century structures — the iconic main Latch building and adjacent Terry Cottage — designed by architect Stanford White of the renowned firm McKim, Mead & White.

Both cedar-shingled buildings were restored and painted white, with Dutch Colonial touches, under the guidance of Hamptons-based architects James McMullan of Fleetwood & McMullan and Jason Poremba of Jason Thomas Architect, in consultation with Village of Southampton historian Zach Studenroth.

In doing so, Beechwood also converted the interiors of the original 40-room main Latch structure into two town houses and renovated the interior of the Terry Cottage, which remains as a single-family home.

Behind the two historic structures on a private cul-de-sac are a clubhouse designed by McMullan and 17 new town houses, which keep with the shingle-style vernacular of Southampton Village. In 2021, pre-construction sales in spring sold out by the end of the year, with home prices ranging from $2.6 million to $7 million.
