The sale of a new East Hampton residence by designer James Michael Howard and McAlpine Tankersley Architecture P.C. has closed for its full asking price, $24.95 million, purchased by actor Sylvester Stallone.

The home at 9 Hither Lane was offered mostly furnished and completely turnkey with many custom pieces by Howard, who also hand-curated the selection of art, antiques, and rugs throughout, according to Douglas Elliman.

The 1.12-acre gated property hosts the 11,644-square-foot residence, a heated gunite pool, a pool cabana, a sun deck, bluestone patios, and a detached two-car garage with a barn board-finished interior loft space. Michael Derrig of Landscape Details was responsible for the landscape design, which was installed by Verderber’s Landscape Nursery.

The listing agents were Martha Gundersen and Paul Brennan of Douglas Elliman, and Gary DePersia of the Corcoran Group. James Petrie of Compass brought the buyer to the deal.

“We are thrilled to close on the sale of 9 Hither Lane,” Gundersen said. “This home is a flawless combination of style, comfort, and location — a dream retreat designed by James Michael Howard for both relaxation and celebration.”

“James Michael Howard’s seventh project in the Hamptons might just be his masterpiece,” DePersia said. “With impeccable finishes and thoughtfully curated furnishings, one of the best in the Hamptons, it was impossible to find anything else on the market that could compare in this prime village location. No surprise it was snapped up after only a few showings.”
