A Flurry Of Real Estate Activity in Sagaponack

Perhaps because we have not written about the tiny Village of Sagaponack lately, you might think the real estate scene has been quiet there. It was … but that changed the last couple of weeks. Leading the pack of transactions was 134 Sandune Court, which sold to a limited liability company for a nice round $12 million, after an original ask of $16.5 million.

The 4,500-square-foot manse has 6 bedrooms and 4 baths. Most notable are the beautiful water vistas and gentle sea breezes that this oceanfront residence offers. Situated on a quiet cul-de-sac and nestled in the dunes, with the ocean on one side and Sagg Pond on the other, the 1-acre property features three levels of living. Downstairs is secluded and private, with a covered terrace where you’ll find a hot tub and outdoor shower. Upstairs are bright and beachy living areas, opening to a large oceanfront terrace. On the pond side is a deck with a heated pool. The upper level is devoted to the master suite, a secluded aerie with, we’re told, “breathtaking panoramic ocean views.”

Changing hands for $7,650,000 was 557 Daniels Lane. This we wrote about recently because the sellers, Carol and Myles Tintle, turned around and purchased a property on Hill Street in Southampton Village. The Sagaponack house, now owned by an LLC, is 3,500 square feet with 5 bedrooms and 4 baths on just a whisker under 2 acres. Ocean breezes can be found here too—it’s a big ocean!

Also catching our attention in Sagaponack was the sale of 29 Erica’s Lane, for $6 million, to Anne Makepeace and Tarun Jotwani. The 3,400-square-foot residence has 4 bedrooms and 4.5 baths on 1.4 acres. We’re assured that “this stunning home offers every amenity for a wonderful life. The open-plan interior features towering living space and blends seamlessly with the spectacularly landscaped grounds. Vast multi-level decks embrace the beautiful pool.”

Ms. Makepeace has been a writer, producer, and director of award-winning independent films for more than three decades. Her previous documentary, “We Still Live Here,” about the return of the Wampanoag language, had its broadcast premiere on the PBS series “Independent Lens.” Mr. Jotwani is the founding partner of Naviter Capital.

One more making the Sagaponack real estate scene: 55 Farmview Drive, which sold to an LLC for $5,750,000. The two-story, shingle-clad home has 6 bedrooms and 5.5 baths, and the state-of-the-art kitchen is open to the vaulted-ceiling dining and great rooms. This loft-like space with a fireplace and wraparound windows overlooks the expansive lawn and gardens and has a sunset vista (when it’s not cloudy, of course). Other amenities include a large family room, a guest room with its own office or sitting room, a separate guest wing with an adjoining living room and kitchenette, an attached two-car garage, pool, tennis court, and a covered patio.
