Sotheby’s International Realty

Sotheby’s International Realty Senior Vice President Harald Grant was the broker for a $24.5 million sale of two adjoining vacant lots, located at 455 and 465 Captain’s Neck Lane in Southampton Village, which closed on Monday, April 26. The sale was the biggest so far of 2010.

The 465 Captain’s Neck Lane lot had been listed on its own for $19.5 million in 2008 but the price was reduced to $16.9 million in September 2009. The new buyer, whose name was not disclosed, ended up buying both lots for $24.5 million from Danmi, LLC, represented by developers Bruce Lifton and Jason Green.

Mr. Lifton and Mr. Green currently have a waterfront house on Meadow Lane in Southampton on the market for $31 million. That listing is also being managed by Mr. Grant, who represented both the buyer and seller on the Captain’s Neck Lane deal, which included 9 acres of land with more than 500 feet of waterfront, an existing boat dock and permit for a front-location tennis court.

The senior agent has been with Sotheby’s Southampton brokerage for more than 20 years and has sold more than $1 billion in Hamptons real estate. He is listed each year among the top 10 agents in the country by sales volume, according to a ranking sponsored by The Wall Street Journal, REAL Trends and Lore Magazine.

“This sale represents a fantastic and rare opportunity to develop a world-class estate on a beautiful section of prime Hamptons waterfront,” said Mr. Grant last week. “The successful sale demonstrates that a waterfront property such as this one, with its highly coveted location and superb views, will always be in demand and can achieve a successful sale price in any market.”
