Is there anything in Bridgehampton that has not sold in recent months? Maybe the original bridge is on the market? Several times this year—already a third gone!—we’ve reported on the robust real estate scene in the hamlet. Now, it’s not just the pace of activity but the prices that are impressive, with an $18 million sale just announced.

Compass just tacked a “Sold” sign onto 9 Morgan Hill Way, which is south of the highway and at the end of a private country lane. The property is 11.5 acres with 770 feet of frontage on Kellis Pond and bordering 31.5 acres of land whose development rights have been sold. The 12,000-square-foot main residence and guest house contain 9 bedrooms and 8 baths. The grounds feature a heated pool and pool house, tennis court, and equestrian barn.

Not eight figures but a handsome $8 million was just paid for 106 Halsey Lane. Newly renovated and furnished, the 13,000-square-foot gambrel-style home is on 2.8 acres south of the highway. In addition to the 9-bedroom, 9.5-bath main residence, the estate includes a 2,000-square-foot guest house with three floors of living space, and a three-car garage. Executed in a palette of pure white and softest gray, the home features spacious, light-filled rooms with high ceilings and the finest finishes. We’re also informed that from “the soaring, sun-drenched double height foyer, open living areas flow among the great room, formal dining room.”

Also recently changing hands was 39 West Pond Drive, for $7,125,000. The house consists of 8 bedrooms and 10.5 bathrooms spread over two stories and 10,300 square feet, and on 1.5 acres. With custom woodwork throughout, this “smart” home offers Savant + Lutron technologies, 5 fireplaces, and “massive amounts of custom shiplap.” The Nana Wall glass door system overlooks the oversized limestone patio, outdoor fireplace, and 20 x 60 saltwater Gunite pool, 400-square-foot pool house, and a manicured path to private waterfront access. The first-floor master overlooks the water and has its own outdoor fireplace and bathroom. Upstairs, the south-facing master wing is highlighted with a generous sitting area, interior and exterior fireplaces, private mahogany terrace, and luxurious bath.

The price paid for 65 Ellen Court was $5,950,000, and the new owner—a limited liability company, as is the case with the other properties discussed here—now has a 2.5-acre property sporting a 2,643-square foot residence with 4 bedrooms and 2.5 baths, a fireplace, and a pool. An adjacent reserve offers scenic vistas. Just in case more room is desired, we’re told that there’s room for a 10,000-square-foot home with a new pool and tennis court to go with western views and dazzling sunsets.

One more: A property on Two Trees Lane has been bought by Leila Bassi for $4,250,000. It is part of the former iconic equestrian farm located off of Hayground Road, which was acquired by the Walentas family in 1987 and quickly became known as one of the finest equestrian facilities on the East Coast and the home of the Bridgehampton Polo Club. The 115-acre farm was originally named “Carwyham” and owned by the Corwith family for generations until bought in the 1950s by Sayre Baldwin, the patriarch of another locally prominent family. Baldwin continued to own and operate farming at Carwyham until his death a little over 30 years later at which time the Walentas family bought Carwyham and renamed it Two Trees. Nice to own a property with a bit of history to it!
