Cove Hollow Farm Road Parcels Sold

Every so often in real estate a particular street heats up, and right now Cove Hollow Farm Road is white hot. There have been sales reported of four properties on that street south of the highway in the Village of East Hampton over the past few weeks.

The highest price award goes to 25 Cove Hollow Farm Road, which changed hands for $14.6 million. There are sweeping water views from almost every room of this spacious custom-built residence on 2.6-gated acres with almost 200 feet of waterfront on Georgica Pond in a very quiet cul-de-sac enclave. Renovated and expanded in 2002, the home features a dramatic triple-height octagonal entry, step-down living room with fireplace, formal dining room, Smallbone kitchen with Gaggenau range, and a breakfast area opening to a family room with antique beams and an oversized stone fireplace. There are views of the pond outside from the master suite, which includes a fireplace and an oversized bath with Jacuzzi. The plans feature a total of nine bedrooms and 10-and-a-half baths, with high-end amenities, including a living room and lounge, bar, firepit, gym, theater, spa, wine cellar, and multiple patios.

And down the street, LLCs are the owners of 3 and 7 Cove Hollow Farm Road, each property selling for $6 million. The seller of the first property is the Howard Phillips Trust, and the Carol Phillips Trust is the seller of the second property. The late Mr. Phillips had served as president of the Georgica Pond Conservation Group. The properties are two single and separate lots totaling 6.3 acres with southern water views and 400 feet of waterfront on the pond. The 3.1-acre lot has a custom-built 4,750-square-foot contemporary with waterside pool. The adjacent 3.2-acre lot is vacant with a generous building envelope. Zoning allows a 9,000-square-foot principal residence on each lot, so it might not be long before construction crews arrive on this sizzling East Hampton street.
