1710 Meadow Lane, Southampton, $32,500,000

This oceanfront mansion is located on Meadow Lane in Southampton, which runs along the barrier beach between the Atlantic Ocean and Shinnecock Bay. The 5-acre lot offers sweeping water views over both bodies of water.

The house, built in 1988, was designed by noted local architect Francis Fleetwood. The 8,500-square-foot sprawling cottage-style frame contains 10 bedrooms and 12½ baths, five fireplaces, a gourmet kitchen, formal dining room and many other sitting areas—all decorated in a sumptuous traditional style with lavish interior details. The property has every amenity: an oceanside gunite pool, poolhouse with sauna and steam bath, tennis court, private walkway to the beach, putting green with sand trap, and lavish gardens and outdoor sitting spaces.

Building in the face of the ocean’s constant wind, salt and moisture poses significant challenges and drives up the cost of construction and maintenance considerably. There is no way to accurately estimate the cost of constructing this home and outside improvements. But it is reasonable that at $1,000 per square foot, and another $2 million for outside improvements, this sale values this oceanfront lot at approximately $22 million.

3 Terbell Lane, East Hampton, $6,100,000

This house is located on the corner of Ocean Avenue—which connects Main Street to Main Beach—and Terbell Lane, a small private street that terminates at Hook Pond.

The house was built in 2006 and is a very attractive traditional with graceful rooflines, dormers, multiple chimneys and large divided-light windows, all of which look tasteful and appropriate in the entrance to the historic estate area of East Hampton Village. Inside, there are five bedrooms, five full baths, a double-height living room, den with coffered ceiling, formal dining room and eat-in kitchen, all surrounding a large central hall.

While traditional in appearance, this house is a good example of the many luxurious extras that have become common in very fine homes in the Hamptons. These extras include radiant heat in baths, garages, basement floors and sometimes in outdoor patios (as is the case here); a media room in the basement; multiple laundry rooms (typically upstairs and downstairs); and servants quarters in a separate wing—in this case, above the garage.

A very fine home such as this one could easily cost $500 per square foot to build. Consider another $500,000 for finishing the .9-acre lot with landscaping, gunite pool, spa, patio and driveway for a total cost of approximately $2,900,000. If that is the case, this transfer values the lot at approximately $3,200,000.
