Dune Road Modern In Quogue Sells For $12.5 Million

A newly constructed modern residence on the oceanfront in Quogue Village has sold for $12.53 million after seeking $13.98 million.

Austin Patterson Disston Architects of Quogue and builder Rocco J. Lettieri of Westhampton Beach collaborated on the project. The property is 2 acres, with nearly 200 feet of shoreline. The 5,141-square-foot home with glass walls all around has six bedrooms and seven full bathrooms. The design features custom milled wood and stone accent walls with top-of-the-line finishes, fixtures and appliances across three stories, according to the listing.

The first level includes two guest bedrooms — one of which can also be used as a den/media room — a laundry room and a cabana changing room that connects to the lower deck.

The second level has a state-of-the-art kitchen with marble counters, a pantry, custom paneling and island seating, and an open concept living room with a fireplace. The dining room has a wet bar with built-in wine storage and sliding glass doors that open to an outdoor barbecue area. Off the living room are a family room and mudroom with a full bathroom. Sliding glass walls open the living, dining and family rooms to the terrace and pool.

The top level has a master suite with ocean views, a private balcony, a walk-in closet and a spa bath with dual vanities, a soaking tub, and an indoor-outdoor shower. Three more en-suite bedrooms with water-facing balconies round out the floor.

An oceanside ipe deck has a north-south-oriented heated gunite pool and space. A wrap-around deck is on the canal side to take in the sunset. A covered patio at ground level has a spa/plunge pool, a 12-person dining area and outdoor seating.

Also among the amenities are a putting green, a two-car garage and a private boardwalk to the ocean beach.

The 90 Dune Road property is just one example of the Quogue Village’s immeasurable appeal and charm.”

The deal closed June 22, according to The Real Estate Report Inc. The buyers were Kathleen Campbell and Peter Doyle.
